As someone with two children, I can only give the advice to design the bathroom door so that it closes by itself. Terrible location for a bathroom. I only know this from old buildings where a bathroom was added later and connected to the kitchen's plumbing.

I just read in the parallel thread that you have already signed with the only requirement being that it should be 140sqm?

That is obviously annoying. I, in this position as a lackey, would also only put in the minimum amount of work and only copy what the customer wants.

Is that really the case?

I can’t tell you. We should first, if we have floor plans that we like, send those in. That has already been implemented once.
I mean, I do understand that you try to implement the customer’s wishes as much as possible. Of course, I also hope for honest criticism and suggestions on how it can be done better. We had that too. For example, an entrance from the side and the bathroom there. But we didn’t like that as an entrance. And I’ve seen in many floor plans that the bathroom is directly next to the living room or something like that. So I don’t find that disturbing.

Of course, we could also start completely over again. But I have to say that we have been thinking about the floor plan for 6 months now and have tried many things. And the one that it has become now is because we really like it that way. It doesn’t necessarily have to apply to you.
I’ve attached one that I also found great. But it’s designed for 150sqm and wouldn’t have fit with us. Unless the front door was at the back of the property, but I would find that really annoying.

And the “dead end” exists in many other floor plans too, it’s just called “dressing room” there and we leave the room empty.

Of course, what you said absolutely unsettles me. I’m also hung up on it and considering how it can be done better. But it’s always at the expense of living space on the south side or something like that.

I would rather have my sofa and my stove next to the utility room than next to the toilet. That really creeps me out.

I would have liked that too, but it wouldn't work with the access to the bathroom then.

Why should it? A forum is not there to create specific drawings for you, but to uncover flaws and errors. And if all you read from you are poor justifications for such a thoughtless amateur layout plan, then nobody feels like wasting 5 or 50 minutes. There are many who don’t like hallways but prefer the open living concept. But this house is not that. And yes, with children you just forgo the world trip or the couple’s dream house, unless you are willing to travel with a safety anchor and build the little house with one more wall. So where is the problem other than stubbornness and ignorance? Because you don’t offer her options. Many roads lead to Rome, and so does a living concept. Her job is to work out something that fits the plot and budget according to your taste. Then show her a villa, 300 sqm… or just a house with 200 and tell her: I like that, but please in my size! Especially there it makes a difference. Besides, it’s a clear misplanning, which you can do in a 35 sqm granny flat for one person. And it’s disgusting! She means several… not her own amateur drawing. Yes, then show her that. With that and a room program and budget she can definitely do something!
