Well then, I’ll give you a little nudge, even though I (as explained at the beginning) have refrained from writing all the details in this exceptional case. I needed a tip for the bathroom and didn’t want to withhold our current solution from you, which we found through a few pictures on Instagram. The following data would not have been necessary for this:
- Plot size 825 m2
- Slope location (from below: entrance basement, ground floor to street / entrance bedroom / kitchen)
- Site coverage ratio = 206 m2
- Floor area ratio = 330 m2

- Persons = 4 persons (31, 30, 3, 1)
- Room requirements = 2 basement (hobby/office) rooms, 2 children’s rooms, 1 guest room

- fireplace = yes
- no balcony, no roof terrace
- large garage
- additional wishes: pantry, dressing room, small children’s bathroom attic
- planning was done by the architect
- price = €610,000 (move-in ready, with garage, without land and outdoor facilities) A few surcharges will still be added (built-in spotlights throughout the house, attic / living area air conditioning, various little things. Therefore final at €650,000 at the limit).
- price limit house only = €650,000. Total (without land) = €750,000*

- heating technology: air-to-water heat pump
- waiver not possible (what is currently in the plans must be included)
- draft was developed in cooperation with the architect. It took about 6 months until we had a result desirable for us. Opinions/ideas from prefab house providers were also incorporated, as well as our own ideas before the offers began, etc. Our current living situation was of course also included here.
The fundamental question (see post no. 1) was how we can realize the desired shower. I would also be grateful if the issue with the bedroom would be addressed again. We currently have a very small bedroom, where your gaze immediately falls on the bed as soon as you enter the room. Therefore, I do not quite understand the criticism. More context is welcome, and of course also the appropriate proposed solution.
