Why don’t you want a dormer? With a dormer, you get a room with more headroom in the attic [DG] Better use for cupboards A bit more living space

They are just additional costs that we have not planned for. Our buffer will be used for other things, like tiles different from the standard, bathroom fixtures, or the entrance porch (which we forgot to plan for ) etc. Therefore, we don't want a dormer.

What, no pink now? For someone who doesn’t have a development plan, there are quite a few regulations. But I think that’s okay – I don’t see anything dramatically terrible.

I would rather take Gaube instead of decorating faucets and tiles. You can add an entrance canopy later – it only gets in the way when it rains anyway. It's your decision. Just make sure to draw your furniture into every floor plan and go through the whole thing with the child.

Unfortunately, I cannot identify your Google map. Is the thing oriented to north or is the small compass in the top right relevant? To which street do you now have to align the eaves? Is there a street running through the property to the left of you or is it still going to be built?

Your floor plan attempt reminds me a bit of the "Jedermann Klassik" by Büdenbender. Without an upper floor, a floor plan is worth nothing as long as you are not planning a bungalow.

Since you don't know how much area can be built over, two or three people can easily build a house with a gable roof without needing a dormer. With slopes of 35-55 degrees, appropriate living space is created under the roof. If necessary, you could retrofit later when you have children.
