Not even my mother-in-law throws away books and she is quite minimalist already

I read fewer classics, it's not trash either. And my cookbook collection

I like that quite a bit too, although the stairs are again in the entrance area... I’m already afraid I’ll have to accept that.



Yes, then you could also do a lot with the books and so on. But I’m still reluctant to implement it so definitively now.

Design the hallway/gallery so that you can partition it Or plan so cleverly that with a small extension in case X you can make up for the missing room in 3-4 or 5 years

It exists and is okay... how large the buildable area may be is indicated by the floor area ratio. Usually lower in rural areas.



There is no such thing. There is living area or maximum height, but no size.

The sqm result from the living area on the ground floor plus the living area in the attic above 2.30* height. Everything between 1.20 and 2.30 is then either not counted or only counted half.
*may also vary depending on the federal state.



Does not exist - either 1 or 2.
Refers to full floors.
You are allowed to build one story including an attic conversion (gable roof) with a knee wall of max? 1.20.
That means: the roof pitch must be adjusted so that no full floor arises above. Works roughly with anything under 45 degrees.



1.20 is okay. There are worse things.

It will simply have a rural building style.

My blog is indicated here. Or my first post here.... However, the roof will not fit... probably not the floor area either..., as I assume a maximum floor area ratio of 0.2 for you... with 635 sqm you should then be allowed to build over 127 sqm.

Here are three examples with stairs in the living area. With some experience, you can open rooms into living spaces, swap the pantry and WC with a room, or gain storage space with a closed staircase. On the upper floor, simply omit a partition wall and use it as a gallery. However, there is no trampoline hopping on the slopes in the attic. And as a warning: my spacious neighbors were also unexpectedly childless during construction. Then they had children annually. There are now four children, and the large living room is now partly a bedroom.
