It's not an invoice, just a rough estimate. Over 200 sqm in thermal envelope on a slope à 3k/sqm with considerable earthworks + retaining measures for the slope + buffer for unfavorable soil class, I would set aside about 750k for that.
Ah okay :)
We hope that the earthworks + disposal will remain manageable due to own work and (partial) reuse for filling (e.g. to the left of the house for the entrance area).
My rough calculation is more like: 2,150 * 145 = 312 k + 80 k basement + incidental construction costs 15% = 450 k - own work 50 k = 400 k
15% incidental costs because we have already paid all incidental costs for the plot, so there are "only" incidental costs left for the construction phase.
Own work, because we can do a lot ourselves (electricity up to acceptance, a lot of interior finishing, a friend with an excavator who works in civil engineering, roofing ourselves, owner assistance during shell construction).
But as I said, we will see what the calculation or the architect says. I can estimate however I want, we have a good guy who is paid to calculate that properly for us.
And yes, I know that usually 2,500 - 2,800 euros per sqm are calculated here, but as mentioned, we are not building in Bavaria or Baden-Württemberg or in/around a metropolitan area.
I would be happy about further suggestions regarding the floor plan, so far I have taken the following into implementation:
[*]Widen upstairs hallway by removing the entrance areas of the bathroom/bedroom
[*]Widen downstairs hallway a bit, move the wall a bit more towards the living room to allow for a coat rack
[*]Consider tall kitchen cabinets
[*](possibly) Mirror the floor plan
