Uh, sorry to have to say it clearly: The house facade is a matter of taste, okay. It’s not mine at all. But the floor plan, that is a big disaster - that’s a first-class amateur design. The class refers to “amateur.” You’re just making your room divider sound better. The rest doesn’t work: kitchen too small and almost impossible to furnish, dressing room too narrow, hallway too long and too narrow, a series of rooms lined up. Living room is only big, but not cozy. A basement staircase in the living area. Cheers.

I wonder what two floors are good for?! When I get out of the car, I use the lower one; when I am without a car, even if only in the garden, the things I need upstairs are missing because they are downstairs. Aside from that, I would actually do without such a staircase in a bungalow. You make it the main feature of the house here. "Bungalow built around stairs – the emergency stretcher gets stuck" could be a headline. Furthermore, it remains unclear where the ground-level storage is for the office, sewing machine, etc.

I would actually build a bungalow here, but without a basement if money is to be used sparingly. In the north, it will sink somewhat into the slope, but that doesn’t matter if you place the utility rooms there. If necessary, you can use skylights; they provide nice light. In addition, a double carport on the side where the main entrance is and where the mailman rings. Without barriers!

If money is available, a bungalow with two levels...

By the way, I will also correct the 2000/sqm here, as the 2000 refers to an average, and a bungalow is relatively more expensive than an average house. A garage inside the house also makes a basement more expensive, see insulation. Then, of course, a terrace/balcony on a basement connected to living space also costs more than a normal terrace and a normal basement. So: I can imagine an energy disaster and thus much higher costs with this basement/living space/garage/terrace combination.





Without rent! Where does your money go? If I were you, I would think about that. We don’t even have 2900 including financing, etc….

I would not include the rental income at all but consider the 3-family house separately.

Thank you for the reacts and kind criticism. Of course, it's an amateur design...

We have gathered more thoughts and input. The basement will probably be omitted. At least with an integrated garage.

Garage then autonomous next to the bungalow. What does the group think of the attached revised bungalow floor plans? All between 120-125 sqm living space, plus double garage each on the right side of the house. Since the driveway is from this side. The street runs on the right from bottom to top. North is at the top. The plot slopes down from north to south. Please share your opinion.

Phew... you seem to be an absolute fan of everything weird?! The third attempt is out of the question, with all those slanted walls you can hardly use a room properly, not to mention the maze, and as the icing on the cake, two bedrooms get to listen to the bathroom user while they’re... The second one: where do guests shower? Traipsing through dressing room and bedroom at your place? For me, that would be a no-go. The first one is the least bad, but the dressing room doesn’t work, 1.7m wide minus 60cm on each side for a wardrobe = no. But if you straighten out the unnecessary slanted walls, it has potential. Others will find even more, this is just a quick take...

You have already said the most important thing and named the faulty core - there is no need to point out incorrect details that will fix themselves once the basic framework is correct.

The floor plans don’t work at all with the slope. Or am I overlooking something?
