What is that supposed to be? WNW?
Anyway: judging by the view, the neighbors, the end of the street to the west, the slope, and so on and so forth, the house should be mirrored. Mirror it once, please :) Then, among other things, you could admire the sunset during dinner. Or did I miss something?
Otherwise, nice!
But beware:
the dressing room isn't really that.
In the kitchen, plan at least 2 tall cabinets.
The bathroom needs planning attention.
Regarding the kids' room with the built-in closet: my generation grew up with such built-ins and beds underneath (that's why we're a bit crooked ;))

And now the question in Zurich dialect: how much should it cost?

We hope to come in at around 400,000 euros without land, kitchen, furniture, and outdoor facilities. Whether that works out will be shown by the architect at the end of the year in his calculation. He himself has announced that he plans very conservatively, and an acquaintance at the bank confirmed to me that his clients almost never have to refinance because the calculation fits. That already gives us a good feeling.

As mentioned, this is already a reduced, revised draft. No basement is possible because of the slope; we don’t want it much smaller. Then we would rather leave it. There are no other plots, and existing houses: availability = 0 and totally overpriced.

The total volume would then probably be about 520k euros. The land is paid for, 50k equity available.

I have to say, in the village, at least in a comparably cheap region, with extensive EL (earthworks, painting, floors, interior doors, electricity up to acceptance and possibly also with owner help during the shell construction).

I know that for the 400k I will probably get crap here :)

Thank you for the floor plans.

Hope dies last, as is known. ;)

About 210 sqm total. Garages inside the house are the most expensive!
Basement completely within the thermal envelope or how is that planned?
Please don't forget about approximately 30 m of handrails/railings. If it’s not going to be something ugly galvanized, that will cost money.

The hallways are all (too) dark. Staircase completely without windows. At least I didn’t see any.

Even though I’m actually not a fan of it, the entrance on the ground floor between office/garage would make sense here. (of course with appropriate replanning.)
Walk-in closet, as already mentioned, is not acceptable.

I’m curious about the calculation. But I wouldn’t want to wait until Christmas for that.

Thank you for your contributions :-D 1x skylight in the stairwell. It is exactly 204 sqm ;-) As mentioned: We need the most current prices possible at the beginning of the year. I have actually also already thought about the front door in the basement between office and garage …

so without these things as well as incidental construction costs??...!

400,000 just for the house,... it will work out ;)

I think you should exclude the entire basement floor from the thermal envelope. That means: a partition wall/door to the stairs in the basement.
The office can be heated electrically.

What else I notice: hardly any wardrobe, only a guest wardrobe. Therefore, the vacuum cleaner and mop can go to the storage room in the back, and in front of that the jackets and bags. Shoes on the floor. Oh dear... how deep is the living room? If necessary, there should be a recess for a shoe cabinet towards the hallway.

Unfortunately, irony doesn't help me, but we'll wait for the calculation. The main focus here is supposed to be on the floor plan, and regarding that I can say: We already had a recess for a wardrobe in the design, but unfortunately it’s no good and makes the living room too tight :-( What exact advantages does a basement outside the thermal envelope have? Sorry if I’m asking something stupid. Energy cost savings? But that increases construction costs at the same time, doesn’t it?
