Counter question: do you believe that with less use of the basement for living – that is, only occupying potential living space with parking cars etc., and thus getting by with storage room standards there – you can compensate for the additional living space needed upstairs for the rest of the living area? Show it for fun sometime, maybe there were elements worth adopting. Overall, I get a bit of the impression that you completed service phases 1 and 2 rather carelessly at a breakneck speed. Show the drawings from the preliminary design phase sometime.

So our architect hardly ever makes mistakes, at least according to consultations with the bank and some of his clients. Furthermore, he knows the building area like the back of his hand ([direct neighbor and another have built next to or opposite him], also on a slope).

I am definitely addressing it. I do take it seriously, but I can only present it to the architect like that. He then has to assess whether it makes sense and is advisable … that’s what I was after: to get suggestions again. That is certainly the case, and I thank you for that, of course.

Sloppy, certainly not, I can assure you that, however, I am not the absolute expert (otherwise I probably wouldn’t be hanging around here).
We basically place a lot of trust in our architect. He strongly recommended this orientation to us. Opinions on this can certainly differ, and I take those into account and reflect on them.

Sure, I can post the cost estimate. Probably better, though, in the appropriate forum.

Oops, read that wrong, you meant the draft, not the cost estimate.

Basically, not much has changed from the first draft to the current one, everything is smaller and more compact, a bit less ornamentation, but the room concept, orientation, etc. have basically remained the same. Outdoor facilities have already been considered with some cost optimization. We had received five preliminary drafts of various kinds and decided on this direction. However, the orientation of the house / terrace was the same in all preliminary drafts.

how certain is it that the west side will remain free in the future? Or is there a threat of further development in the coming years?

Why I ask: if the west remains free, you can build parallel to the slope (ridge direction north <> south) and orient the living/cooking/dining area to the west, rather narrow and extended into the basement (= cellar). On the ground floor then bedrooms and children's rooms. If cleverly planned, you would have direct outdoor access on both floors. The attic simply converted for home office, guest room, storage, etc. All in an elongated cubature, and you have endless light and views!

In any case, I would banish the parking spaces from the house and place them directly on the street where it makes sense (a cleverly positioned carport brings additional privacy, can help with site modeling, and with a green roof looks good from above in the landscape :) ).

Google "Haus für Björn und Julia" and just imagine the car/garage part on the left side of the plan removed. That shows pretty well what I mean (even if the project itself might be priced out of range).

Also worth seeing is the project "Glückauf Vier" by "K2 Architekten." There, the living/cooking/dining area is on top, but the house is slightly rotated to the slope and very well integrated. Again, access on both levels.

Thanks for the tips, I'll gladly take a look :-)

It is very certain that one side will remain free. The municipality will not develop any further building plots.
