Decision aid for choosing the construction company

You sound a bit like me four weeks ago. Back then, the expertise of the more active forum members overwhelmed me a bit, but that’s not a problem. If you deal with it a bit, it all dissolves quite well and you go from "I want to build a house and I heard that 40+ is great" to "my plot looks like this, I’d like the garage here and the house there" to which rooms are where. By the way, after four weeks, I see us now transitioning from phase 2 to phase 3, sometimes it switches back but slowly it converges. With the house providers, the initial talks (= sales talks) are always only about the house itself and how the house is placed on the plot is considered "fine planning". Meanwhile, I have to say, the approach is really dangerous. Sure, you can still redo everything after the preliminary contract, but then your budget may no longer fit at all. I have a box here on which I have drawn the plot and then cut out buildings and paths from paper ( ). Meanwhile, I have about 4 garages, 6 garden sheds, various house floor plans, and can just move everything around, which I do almost every day. And having it built is not necessarily easy either. In the end, you give a provider the specification for a complete house. Especially with pre-fabricated houses, everything really has to be specified in advance, otherwise the provider does it the way he wants. Not necessarily bad, but in his own way. And then the living room cabinet shouldn’t be standing directly on the socket anymore ;)

Morning,
that’s good, but there’s some truth to it.
The main thing is that it tastes good, and all in all I prefer the 40€ champagne (Energy Saving Ordinance) to the 200€ champagne that might taste somewhat better – whether it’s worth the extra cost is up to each person to decide – not for me.

With nearly 3 children, soundproofing is very important to us. I know that there are quite significant differences between prefabricated house providers regarding the construction of ceilings and interior walls. How is it with a normal solid house? I have seen that the ceiling thickness varies greatly at times. Viebrockhaus, for example, with 16 cm compared to 25 cm with others.

The standard in the BU is not good sound insulation, the houses are optimized for margin. Measures that you notice immediately are
- better interior doors
- no air space
- solid interior walls and ceilings
- double or thicker cladding for drywall panels
- no hollow block stones as exterior walls
- pay attention to acoustic decoupling of all components

It depends on the provider and the structural engineering. Also on the floor construction above the concrete slab. Normally from 12cm reinforced concrete. Everything is sufficient as long as the construction is done professionally without sound bridges. Otherwise, 25cm of concrete won't help you either.

I follow the whole discussion about solid house or timber frame here with a smile. You can easily achieve any KfW level with both variants. Just as excellent sound insulation is possible in both variants. And in the end, both variants cost more or less the same price. It is always a matter of personal gut feeling. Personally, I would never want to build with a timber frame. Why? I just find it stupid. I prefer to look at how well a craftsman does his work, not with which material.
