Decision aid for choosing the construction company

I have now read it all and advise you to let go of everything again from Kfw40 to Viessmann and first build a possible floor plan for yourselves or go to the architect. Whether it is then built as a timber frame or solid construction usually does not matter.

...And actually you just wanted to build a nice little single-family house for yourself and your family, and then came the idea of Kfw40 (if you’re doing photovoltaics anyway), and then of course the idea of a second residential unit because of the subsidy, Eureka: a granny flat, so more space, even more room, that then justifies the basement... that’s something to build and plan on. Etc. Brilliant idea. And then comes the awakening of the financing, 250,000 more. Yes, how can that be. Well, for that I have a basement and a granny flat (for later for the children). That will of course be rented out because of the rent. And then you live next to nice people, but no longer alone in the large two-family house. The oil stain on the expensive pavement comes from the tenant’s car, his wreck is parked there even though he always goes to work with his old van. And the changing female acquaintances don’t just make the husband a bit nervous :cool:

our general contractor, solid construction, made 2 offers, one KfW55 and one as an extra column KfW40,
the difference was insulation of roof, floor slab, wall and controlled residential ventilation,
price difference 12k€

I have received three offers for solid houses and all demanded 5-20% more for KfW40 have. I don’t know any house that can be built for 60k.
Also, all solid houses (all local general contractors) noted between 50 and 100,000 higher (only KfW55) compared to KfW 40+ from Weberhaus/Luxhaus.

Our general contractor (solid) is 7k more for insulation from 55 to 40. We want central controlled residential ventilation anyway. Then another 15 for photovoltaics including storage to achieve 40+.

So somehow I get rejected in all my threads and get stomped into the ground :D

No one is stomping on you here, maybe you are just too set in your ways and therefore not open enough to the different perspectives that can be helpful. Maybe..... you can find that out for yourself....
