Yep, but as I said, a photovoltaic system should not be decisive for the choice of the general contractor/prefab house or anything else.

Just as little as the ventilation system. I can install everything without then being tied to KfW 40/40+. Just putting that aside...

Anyone who now comes with subsidies KfW 40/saving potential and so on has definitely never compared all 3 variants (40+/40/55) - prefab house/solid house with each other :)

exto, don't take it personally, but am I mistaken in remembering that you haven't started building yet and therefore aren't "currently paying" anything?

Shouldn't one at least consider things a bit more neutrally and not represent their own point of view so confidently and absolutely when it is based solely on assumptions so far?

You may not be wrong in your statements, but they still seem to me to be based heavily on enthusiasm and theories that have yet to be proven.

Aside from that, I also believe that you have not yet understood some things (e.g. photovoltaic system) or have misunderstood them... From my point of view, it would be quite sensible to generalize less.

Here, people are discussing photovoltaics and whatnot, which really isn’t relevant at all at the moment? The OP is still at the very beginning… One should first try to show all possibilities.

Well, whether I have ultimately already started building or not doesn’t matter. If I’m already more expensive with the prefab house supplier in advance for the same performance and the cost transparency is significantly worse (I don’t want to explain everything here now), then that provider is simply completely out for me :)

I don’t want to represent a point of view or anything here — I just simply want to share my experience with the OP and show the possibilities.

For us, it was no different in the beginning… We only had an eye for a prefab house, KfW 40+ etc. — ultimately it became a massive KfW 55 house, which we never would have thought in the beginning! For us, it was definitely the right decision. In retrospect, nothing can come up that isn’t also possible with a prefab house — purely from a cost perspective. As I said, everyone has to decide for themselves, but it’s about showing all options to the OP — nothing more.

And one more thing:

Just because I don’t yet have experience with the “payout” or during the build doesn’t mean that my thesis isn’t correct or that everything is only based on “enthusiasm” or “theory.”

Consider… All the disadvantages that a supraregional prefab house company has would still come… cost transparency/increased costs afterwards/no local contact person/complaint difficulties etc. I have all that with my regional general contractor — also because I have a bunch of reports of experiences from acquaintances who built with this developer. 5-person company, trades are 90% always the same over years, same construction manager, etc.

All that you would never have with a Weberhaus, for example… From that point of view, my thesis and my experience SO FAR can definitely be of value for the OP.

This is also an interesting aspect for me, and I would be interested in an insider’s opinion on it. With us, it was the case that, with one exception, all house sellers said that we should exclude the painting, flooring, and bathroom work from the turnkey/move-in-ready package, as that would be much cheaper for us. The fact that “one”/we do not want exactly that when buying turnkey/move-in-ready was not clear to the consultants. I don’t know whether the consultants are motivated by the home building companies or if they earn a substantial additional amount if the above-mentioned trades are then subcontracted individually. Maybe an insider knows more; in any case, it was noticeable. Now we are building with a company that is not locally based here but has a team of employees who will live here for about a week or so.

I honestly believe that it is simply the truth. If the general contractor offers these services in conjunction with the house construction contract, they incur the coordination effort and, above all, the warranty. They have to factor this in and of course do not do it without their usual surcharge for overhead costs and profit margin. These are also the trades where the builders, who are mostly laypersons, can most easily spot defects. The likelihood of complaints arising here is therefore relatively high.
