Plot of land in sight - looking for tips, tricks, suggestions

We built to KFW55 standard and accordingly installed triple-glazed windows with a low U-value. And it already annoys me when working in the office if the neighbor has his Makita job site radio on while gardening. It’s not even set particularly loud, but you can hear the bass through, kind of like how you used to hear 1970s tube TVs through the wall in old apartments. Whether that can block out kids screaming from the playground, I don’t know, but I wouldn’t count on it. And especially outside, there’s nothing that protects you. Yesterday we were at a playground with the little one, and I glanced over at the adjacent house and thought, “wow, I wouldn’t want to live there.” I can only recommend that you go to a playground on a sunny Sunday afternoon to get an impression. Kids don’t play moderately. In groups, they really crank it up and scream a lot. I don’t think you can complain about that afterwards either, since it’s just part of the nature of things. So you should really think carefully about whether you can handle that before buying property. :)

The playground is not the problem (or rather another one), but that a certain noise protection to the adjacent state road is required by the development plan, which becomes a bit more interesting with the right-hand property, as there are only 30m of meadow as natural noise protection. The left property would then have the house as an additional noise barrier. But I agree with you, being directly adjacent to a playground _can_ be annoying. However, as of today, there is still a "little forest" around it (which is at least partly also on the playground property), which protects a bit from noise - and definitely from flying balls ;-) To illustrate, here is Google Maps - please forgive my magnificent paint skills :-)

Currently, we live in a four-unit building. And the hallway is extremely noisy, and some neighbor loves to chop and saw wood before 8 a.m. on weekends. So we are used to trouble ;-)
But it is definitely a point to keep an eye on again when planning the house.

True, I had overlooked that. Then I would probably take the property below there. But I would look at it on site.

Then the only thing that really helps is to sit there several times a week and on weekends and experience what the conditions are like.
