Decision aid for choosing the construction company

Hi,
we will build KFW55, originally the Energy Saving Ordinance would have been sufficient for me, or even less (but that’s not possible).
KFW55 costs about €8000 more compared to the Energy Saving Ordinance in our offer from the regional general contractor for solid construction.
The subsidies are higher there.
The main problem is the wall thickness. We already have problems with the floor area ratio, every centimeter counts.

Ahm, yes? No, KfW 40 would never have made sense for us because the surcharge with our general contractor would have been way too high and we decided on solid construction with brick? So yes, for us it would NEVER have made sense :D – for that, I don’t need “living experience.” And yes, a nationwide provider would never have made sense for us either, because we wanted to build solid regionally, and we have about 2000 reasons for that :D My point of view, or my experience, has nothing at all to do with the quality of the house? I think you’re confusing something there :D It’s solely about the price/performance ratio of our solid house KfW 40 – KfW 55.

Exactly the same with us.

I would have preferred to build KfW70 without subsidy - but as you say, it doesn’t make sense nowadays, since the subsidies are usually higher than the extra cost for KfW 55.

What makes sense for you does not answer the OP's question. But there is a difference between talking about your experiences and talking about your choice and the sense in having chosen something.

But it absolutely answers the question from the OP :) He wants decision-making help – I offer him this help by telling him that for us, a prefabricated house would not have made sense, since regionally, solid construction is better for the reasons I already mentioned. He is totally fixated on something without being able to name the reasons for it – thus the OP needs even more input from several sides to be able to form his own picture. This is all just nitpicking – ultimately, the OP should simply read through the things and consider for himself whether something else also makes sense for him or not. We don’t always have to be so petty, in my opinion that helps the OP even less :p @ in this forum, every statement is fundamentally torn apart, that’s unbelievable :D One often forgets the core of the thread (I had often missed that myself when I had already started my own threads here).

That you pay for the marketing-etcetera overhead applies to all Big Names regardless of construction method. / kitchen aspect: my recommendation would be "Der Kreis" / Varia, which is an association of independent kitchen specialists.
I do not see that with KfW40 automatically all solid builders are eliminated; that only seems to apply on the condition that one limits their search to the Big Names. Has the OP already "bothered" to crawl through the local "Experience with construction company XYZ" section to see what is reported about builders near the surrounding district towns?
What the Big Names really do better are two things that do not benefit the builder or are even to their disadvantage: namely first optimizing their money-making process and second limiting complaint losses. Although I consider the claim that "in new development areas 80% is built regionally" slightly exaggerated, it is otherwise a key reason for the idea of the "property service": the brand heads are annoyed by the market share of owner-managed companies.
/ aspect of eliminating trades "construction stage turnkey minus" - without wanting to call myself an insider, I think I can explain this simply: all supra-regional general contractors (including the timber frame panelers among them) want to minimize their logistics and cost calculation problems, where the difficulty lies is where (possibly for the first time) cooperation with a small subcontractor is required. Floor layers are - even in Frankfurt Darmstadt Offenbach, but especially in Kleinkrotzenburg - typically small businesses. With them, they have more risks than added value in these trades, so away with them. Picking cherries in reverse.

That's how it is. And only that. The vocational schools for bricklayers or carpenters are the same for the Big Names and the owner-managed. None went to Harvard (or Hogwarts – because none of them can do magic either).
Incidentally, I consider one thing absolutely certain: on the topic of heat pumps & co, I see the OP in the greatest danger of all partial aspects to be badly taken advantage of if he does not thoroughly fight ignorance there: there lie the biggest bombs for the "wrong" technology, inflated prices, disappointing paybacks, and so on. Compared to that, every interior wall paneling or other construction service description detail at the fifth decimal place is trivial. Whoever knows too little but says: "Waiter, bring me the best champagne" (KfW40), will be fooled and picked like a Christmas goose.
