Financing house construction is feasible

I want to see that calculation.. 10k for the outdoor area including terrace, driveway, fence and so on... things like a rain canopy at the house entrance, drip protection strips or external lighting are also part of the outdoor area. Parking space for garbage bins and so on... that for 10k? Maybe in 2005 but not in 2017 or 2018.

OFFTOPIC: I believe 2/3 of all finished builders lie to themselves later about the construction being "cheaper" than it actually was.

@Noelamxim: You find the tone here unfriendly? I find it very calm and polite here, apart from a few troublemakers, and you can just ignore them. Go to an animal protection forum, THEN you’ll know what a harsh tone is.

@TE: I was also from the faction "I can do it cheaply with the standard." What came out? The standard sink looked like s***, even though we kept it cheap with the tiles, it should still look nice. Suddenly, money was gone again. Then we have absolute cheap shingles on the roof. Who thinks about something like that in financial planning?! Then remodeling the existing kitchen would have easily cost 3k, so a new one right away. Due to the development requirements, additional costs were forced in.
Conclusion: Although I swore to myself to be happy with the standard, we kept upgrading again and again. We’re now at around 220k for the house (at contract signing, we were at 189k). Additional costs are off the charts for us because of the construction work and should be around 80k.
And we’re only starting with the floor slab on Friday (FINALLY!!)

Then add another 20k until move-in

With us, the shell is now up. From the foundation slab onwards, it went up by 17k with us

Who said the financing fits? Especially which financing? It is feasible, yeah, but that’s about it.

I like your attitude towards the costs, because they are really variable – depending on the region, size of the house, and the demands – they can be designed accordingly.

This forum has several subforums, even much more concerning the house, the costs, and the procedures of building a house. Why is this not discussed there? Why not talk about the financing here in this thread, the possibilities, models, or even concrete numbers? There are only 2 subforums about financing, and honestly, I have no desire to read every time how stupid and naive the consumer is, what misfortunes might happen to him, and so on. I know that some others feel the same way!

Financing is just as important, and if it is designed sensibly, if state subsidies finally come to the table, sensible concepts with good interest rates, possibilities to reduce the loan-to-value ratio through unsecured home savings loans, employer loans, or subordinated loans, then there might possibly also be ways to shape the construction project with more resources at the same monthly burden, not calculating the costs down to the last penny.

Unfortunately, one hardly ever gets into financing help in this forum, or only very rarely. I find that very unfortunate, as this is no less important than the construction costs, and the help requested was asked for in a financing thread. Of course, I get help via private messages, but I would find it nicer if help were made available to everyone, including the silent readers who then become active.

Somehow this should be better structured, especially addressing the OP’s questions before judging the project without greater background knowledge, before the consumer even started considering it.

Why should I bother going through all possible financing options if the house price is already set too low? There are not many experts here, but mainly people who still have to go through it, are currently building, or are already finished. If EVERYONE says it won’t be feasible this way, then the OP should start thinking.
