Construction financing 160 sqm single-family house - feasibility assessment

Hello,

I would like to get some opinions on the feasibility.

Here are a few key data points:

-House construction costs 350,000
-Garage 65,000

-Plot 74,000€ paid
-Equity 50,000 of which 35,000 € will be used as equity
-Generous KW55 grant 31,000€

Income 4700 €
Expenses 2500 €
Married + 2 children

I would be very grateful for your opinions.

The information is just as sparse here as recently with the garage topic. :rolleyes: How much are the total costs!, how much should/must be financed under what conditions/terms? It certainly won’t stop at 415 k€. Calculation (offers) or estimates? 350 k€ and 160 sqm already clash.

Fill out the questionnaire completely, then you get a better idea. Inputs / outputs could be anything. The breakdown in the questionnaire helps to identify inconsistencies or possibly forgotten items.

Otherwise, I agree with the previous speaker: 350k construction costs for 160m² sounds very low. KFW55 won't be around for much longer. I also don't understand how you come to 31k grant there?

Hello, then you need 380k with your income. That should be feasible. Why is the garage so expensive or the house so cheap?

The ratio doesn't add up.

He wrote in another thread that KFW55 was already applied for without a bank.

For me, 350k and 160sqm clashed so much that I didn’t think about it further. Especially when things are tight, it makes a huge difference whether it’s 350k or 450k...

It's doable, but more information is needed. The [Garage] is exorbitantly expensive and the house at least 50k too cheap.
