Structural planning is missing and I also don't quite believe the connections for 4k.

I have one more edit: We have already had the house calculated once according to DIN 276. That resulted in an amount that we are moving back towards. After consultation, the house was slightly reduced (you might see it, you can tell from some comments here) and downsized (garage, dining room, kitchen, cube) – and the calculation was exactly where I wanted it. From that point, I started to calculate myself and question it.

Earthworks I consider too low. It might fit, but a nasty awakening can always happen. Brickwork / material included in the masonry work? Plasterer seems high if it is only interior plaster. Interior doors? Dry construction? Floor coverings? You (hopefully) don’t want tiles everywhere, and if you do, the amount is too low. Statics + energy saving ordinance? Buffer? Generally: At the beginning, I think almost everyone still sits on their a... when you look at what building costs today overall. Don’t make the mistake of thinking that everyone else overestimated. Otherwise, it will be a very bitter pill in the end! How often you hear here "We’ll do a little lawn ourselves" I already can’t count (and hear even less). It’s not done by "throwing a little grass seed on the ground and planting a few bushes." The property must be modeled – even if only a little – maybe a stair step, seals, whatever. And no one wants to build a great house for over 400,000 EUR and then have a desert around the house for years and pallets as an entrance platform! By the way: the large terrace and its roof: where are the costs hidden in your calculation? You write about a long driveway. Who is supposed to build that? Paving, even graveling, must be properly prepared! You have already created a new thread for the floor plan; there is still room for optimization!

Even the outdoor area without garage/carport is extremely expensive. As a layperson, you have no eye for it. Especially if you can’t do it yourself. I can also sow grass, but that is the last 1% of the total cost. Of course, you can have everything delivered: fence material, curbstones, mineral concrete, gravel, paving stones, terrace slabs, cement, sand, crushed sand, topsoil. But to process it, you need machines and heavy equipment; it can’t be done with muscle power and a shovel.

I still need the garden and a few curbstones, meaning leveling the soil with an excavator, setting 20m of flower beds + 40m (40x20x20cm granite stones) and spreading topsoil. Flower beds and granite stones are already there, and still this fun will cost me another 10-15k€.
Just the 70sqm terrace (leveling gravel and laying and cutting slabs) without substructure and compacting the driveway (pure labor costs) cost me 4k€.
Such things are extremely frustrating because it basically seemed almost finished and still, if you can’t do it yourself, it only gets expensive.

Looks like a plan from someone who doesn't have children yet but is already building for it. The distribution of space is great for couples who often have social gatherings. The dining table will constantly get in the way of family life, and the children's rooms are very small considering the size of the house. The garage doesn't have the size for a practical two-car garage – especially not when there are children in the household.


The question "where does the TV go" is extremely prominent. Is it really unimaginable that there are people for whom TV simply isn't important?

Even though I like watching TV, that is of course not unimaginable.
But since, in my eyes, it makes up a significant part of the time spent in the living room, I find it questionable when furniture is arranged so that the couch has to stand in front of a floor-to-ceiling window, or the distance to the TV becomes so large that you can hardly make out anything.
Everyone has to weigh their priorities; I would have found it extremely annoying if I had to place a couch in front of the window or always have a glaring window behind me, which then reflects on the TV.
Moreover, I want to be able to look outside from the couch, which probably wouldn't really be possible then.
Honestly, I’m currently wondering what about my comment seems so unreasonable...
