Well, looking out a window is no better than having it at your back. And you can never have enough distance from the TV, because then the screen can simply be bigger. That's cool! It's bad if you only have about 3m, then you get a max 65-inch TV and that's okay at best.

Hello everyone,

a small update from me, after I have also updated the planning thread.

We are now down to 164 sqm, have removed a WC, a shower, and much more, and have focused on what we actually need and not just want to have.

Attached you will find the plans. However, I am still struggling with the detailed calculation. I already have initial offers, but regarding items like drainage and so on, I can hardly say anything.

164 sqm
Oven connection yes, chimney no, we have received offers for small stoves and regarding the possibility of retrofitting (6-8k€)
KNX unlikely, rather smart home (Somfy or similar) or have cables laid
Raffstores only in the kitchen and on the terrace, the rest roller shutters
Garage smaller, instead a combination with carport
Architecture clean and easy. No projections or such.

Overall, my calculation looks as follows:

164 sqm x 2000€/sqm = 328,000€
+ Garden 20,000€
+ Garage 10,000€
+ Kitchen 15,000€
+ Reserve 35,000€
+ Additional construction costs 30,000€

= 438,000€ including reserve. Thus, we are below the maximum limit of 450k loan.

First offers are coming in.. shell construction/mason 100, electrical 20 without KNX, heating/air system 30.

I find electrical somewhat expensive, heating/ventilation cheap if everything is included

Garages in this cost range exist, but certainly not in 5*9m and solid construction.


The same applies here as for the garage, 15K is rather unrealistic for the size, with island + bar.

Garden will partially require EL. 20k will not be enough, but you don't have to finish everything. Will it be a garage or a carport now? Kitchen will only stay at the price if you take standard fronts. Reserve very good. But some things will still be added to the house price. Electrical 20k without frills? I find that way too expensive.
