Should the double garage already be included in your calculation?

Overall, the calculation is tight.

For me, the glazier + roller shutter costs are too low. Especially if you want venetian blinds.
What should be included in the 24k sanitary? I admit that I don't have itemized positions for that, but including all sanitary items, that seems low to me.
I also consider the electrical costs with KNX to be too tight, or it is really only rudimentary.
I also find heating/ventilation tight. Should a central controlled residential ventilation system including heat recovery, underfloor heating, and gas heating be included?

I definitely see a 4 at the front there. Anything below would really be an amazing price.

True, it will be hard to keep costs down with an architect. But the price goes up all the more easily with your own wishes.

Hello,

Yes, that already looks tight. But it is also my own calculation and I am not coming from construction. Therefore, I am learning. We have not yet signed a loan agreement, so there is still room to maneuver. An architect's calculation is supposed to be at 386k (no joke, although not agreed upon, including VAT and incidental costs) – since I can't believe that (after all, we are already artistically inclined and it is not supposed to be some pigsty clinker brick etc.).

I can list individual items once we have offers. Now I am questioning everything before I submit the building application.

What should I plan for the glazier (floor-to-ceiling windows in the basement as well as large sliding terrace door) as well as [Raffstores] in the basement and roller shutters upstairs?

As I said, I am unsure about the electrical part. I find KNX cool, many possibilities, but I can probably also do that with Sonos, Somfy, Alexa, and Hue (sorry for the brand mention), right? At least the smart part. I do not need KNX if I just want to access every circuit via an app.

The heating should be exactly what you said, so central controlled residential ventilation including, underfloor heating, gas.

We hope to achieve synergies and positive effects through our brother-in-law (shell construction, bricklayer) and his connections to local craftsmen that could make a 3 at the front possible.

Quick side note: in the other thread about financing, I wrote that we plan with a 420k loan regarding reserves and buffer. So it should still work... But hope is the death of the prudent man. My grandpa already said that.

Me too. Surely your calculation could work out and prices might move up and down a bit here and there. The quality you get at the set prices will not convince you across the board. It is unclear to me how you have already determined the living space requirement. One solution will be to build somewhat smaller. Another is to "simply" accept 450k and be happy if it turns out to be a bit less.

It will never work for under 400k. I would wish it for you, but I don't believe it.

A few notes on the floor plan:

Where is a bathtub?
Why is the toilet in the garage?
I find the garage too narrow at 5.31m
How do you want to furnish the living room? Either the couch is placed full throttle in front of the window and the TV on the right side of the plan, or the TV is on the top wall of the plan and the distance to the TV is more than 6m
Hardly any space for a wardrobe
