Individual contract.

A factor of two is quite severe. Did you also include the electric drive with the aluminum roller shutters?

Just looked up the offer. Example window WxH 2mx1m

Venetian blind 454 euros

Aluminum roller shutter 296 euros + motor 176

Prices net, plus VAT

Venetian blinds are Warema 80s

As mentioned, individual contract with architect in BW

Also remember the costs for the construction site setup with scaffolding and crane, toilet, construction electricity because you are building with individual contracts.

The scaffolding cost us 6k for 5 weeks + 1500€ for the crane.

Also expect that things may change from agreements or assurances within the family. I wouldn’t wish it on anyone but such a situation once cost us an extra 15k, and that money is simply missing at the end.

Regarding the windows: we had an offer for 5 floor-to-ceiling windows, double-winged with fixed glass fall protection, 1 shoot-slit type that can be tilted, 1 huge fixed glass window for the staircase (~2mx2.10m), 2 normal double-winged, 1 smaller normal window, one large lift-and-slide door for the terrace all made of plastic and anthracite inside and outside with electric blinds from a local window manufacturer and the offer amounted to 28k including an aluminum front door with two 80cm side windows on the right and left. The offer still lacked 4 small basement windows and two double-winged without blinds but I estimate we will end up around 35k.

The roof windows with electric blinds came to about 10k extra for 4 pieces.

What I also painfully had to learn is that a shell construction offer can only be considered somewhat binding once the structural engineer has finished the calculations. One more steel beam here, a few tons more steel there, etc. it all adds up like nothing.

But it’s still fun to watch everything grow and look forward to moving in there
