Hello again,

your price is enormously cheap....!! Have you checked what kind of heating you are getting, what kind of blinds, electric or manual? Which garage door, are spotlights included, how many sockets, etc.? Have you done any sampling? I think your eyes will open soon – at that price, you must not expect too much. I have already gained quite a bit of building experience in my life. Bought 1 house and 3 different condominiums.... We had exclusive equipment with our turnkey offers..! Before signing the contract, I wanted to know what "exclusive" means – it was horrible, as a student my daughter had better apartment equipment. My daughter's colleague also signed a turnkey offer for €850,000 – he had not taken care of the sampling beforehand and can now add a lot for each trade to get reasonable equipment. I hope it won’t go the same for you – that’s why you should always check in advance which manufacturer and which quality level, for example, the windows are, etc. Windows are not just windows – I can install some for €20,000 or for €50,000, it’s the same with every trade. The catch lies in the fine print. I’m keeping my fingers crossed that everything goes according to your wishes. Best regards

So in the end we paid about 1600 euros per sqm for fairly high-quality fittings. For 200 sqm of living space. For all requests for quotes, I used the same floor plan and the same equipment requests and had the price written down for each additional feature. From the number of spots to the type of clinker bricks, from the position of the roller shutter switches to the exact definition of the front door, [Harzer Unterdach] to granite window sills. This way, offers are comparable, you can calculate reasonably and negotiate. Our house was only 2% more expensive than calculated in the end, and we saved 3% through discounts; a planned buffer of 20k was repaid immediately as an early repayment. Anyone who agrees to a contract with subsequent sampling is beyond help.

Ok, everything you list is also in the contract, but heating and plumbing 100k? Is the basement completely heated as a living basement? The sanitary fixtures must cost a fortune. For us, plumbing/heating/ventilation is about 60k for 250sqm of heated area with air-water heat pump. The terrace is not included in the house. I still wonder what could be so expensive. How many cubic meters is it approximately at your place? Do you need basement sealing against pressing water?

I think few young homeowners realize in advance what quality differences there are.
Heating is not just heating, ventilation is not just ventilation – every contractor will sell you premium and exclusive...
An example of a ventilation system from an acquaintance: you hear every word spoken in the parents' bedroom from the kitchen. Well, there are other ventilation systems that cost 13-15 thousand, but there are also systems that were offered to us for 5,000 €!
That's how it goes with every trade. Plumbing: we have a master bathroom, children's bathroom, and guest bathroom, it costs – unless you choose the budget version – but it’s supposed to last a lifetime.
Windows: flush-mounted windows cost, wood-aluminum and oak wood you pay 100% more for.
Heating is not just heating.
You can probably get a kitchen cheaply – ours (I’m always talking about my daughter’s house here) costs 30,000 € plus bay windows. Ceramic countertops and glass fronts... make the kitchen expensive...
Terrace: must be sealed so you don’t sit in the rain – with the square meter area that’s a nice chunk of money; there are also differences here that cost money.
Sheet metal work: look at what you get – compare based on already existing houses...
Facade roller shutters: there is the budget version that rattles or those that are fixed in the masonry, lower down, and are opaque. DBL 70 ... etc.
Doors: there are doors for 120 € and for 600 € – depends on the inside... flush-fitting... etc.

The trick is to grab the items with the good PLV. Nobody denies that there is expensive stuff that is basically also high quality. Something cheap, however, does not necessarily have to be worse.

So you all like driving Mercedes, but now you complain that luxury class costs luxury class prices. Aha...

Status consciousness is just expensive. If it just has to work, it can also be done cheaper - the people here in the forum do not necessarily live in Skoda houses with 1800€/sqm.

For a 30,000€ kitchen, I personally have a lot of understanding, but I can get the same functionality for half the price. Just as an example.

And I don't give much weight to experience as a reference. You can also do things wrong for 15 years.

in my opinion, the forum is meant to be an exchange of experiences. I have no intention of offending anyone, insulting them, or giving unwanted advice.

Everyone has to build the way they think is right and take the right tips or advice from the forum for themselves. That is the purpose of such a forum.
To find out which mistakes could be avoided. What to watch out for....

That expensive doesn’t necessarily mean good – I agree with the previous poster on that.


Regarding the statement about experience – maybe he will think differently in 20 years. Unfortunately, experience usually only comes with years – and for some, never at all. If you don’t notice yourself what went wrong – you won’t get annoyed afterwards.

I admire everyone who manages to build a decent house for little money. We don’t – maybe we are just too stupid, or our expectations are too high. (probably a bit of both)

Two years ago I would have called anyone crazy if they had told me the current prices – reality caught up with me :-(.
Unfortunately, we live in the most expensive state – here you have to be glad to get a craftsman – price no longer plays a role at the moment. That is the reality and the experience.....
