And which documents do you still need or does the bank want? An expert. It can be an architect, a contractor... basically a building expert. Someone who looks at everything and explains that everything is sealed and dry, and that with these and those renovations or repairs costing x euros, the house can be made livable. But honestly, I’m not really up to date for today’s times: to my knowledge, there is an obligation for energy-related renovation within 2 years after purchase. Do you have photos? Show them.

The DKB wants an exposé. So all relevant information, photos, energy certificate, floor plans, gross living area calculation, cadastral map, land register excerpt.

No, you are not. But you can answer that question yourself. Only cash is real. So without a loan = only with equity. On the subject of the quality of the house and documents or renovation obligations: - €125,000 for a house basically means a sh*tty location and/or sh*tty building fabric ==> bring in a building expert ==> more with photos etc. (half-timbering can sometimes become a hole without a floor) - A bank definitely needs the essential documents/information = current site plan/cadastral map, current land register excerpt, living space calculation (no matter which method), plans/drawings, energy certificate. Without these, you won’t get a loan with us either - Renovation obligations after purchase: are manageable ==> insulate roof/top floor ceiling if minimum thermal protection has not been done so far, insulate uninsulated pipes, possibly replace heating ==> yes, it’s all mandatory; no, in practice, nobody cares about that

Yes, the situation is a bit tricky. The house is located right next to the railway tracks, you essentially fall from the house directly onto the platform. But exactly that is perfect for us, since we exclusively travel by train and currently live right by the railway tracks (the tracks run about 10 meters behind the house). But when we were there, the train noises were no more disturbing than they are here, where we currently live.

I can inquire about the floor insulation. Since the roof is 3 years old, I hope it was done at the same time. We are aware that we need to replace the heating system, which is why we wanted to get a larger loan (we have a certificate stating that we could easily get a €200,000 loan).

Land register excerpt, possibly rental or lease agreements and plans are important.
