Buying a house without a mortgage loan

The house does not have 85sqm. The lower area has that, and about 50sqm are available upstairs. There are a total of 3 rooms, a walk-through room, living/dining room, bathroom, toilet, kitchen, basement, attic. Of course, I told the seller that the price is absolutely fair and I don’t want to argue about it. I just want to be sure not to financially overextend myself with the renovations.

The seller is still unreachable. Even if you are employed, if you want to sell your house, you should at least get in touch once in a while. I will wait a little longer, and if nothing happens this week, I am out of the purchase.

I don't get the building file because I am not the owner. I would need a power of attorney, but since the seller is not reachable...

Even if you are on pins and needles, you can't put too much pressure on the saleswoman. Look at the photos: it is extremely hectic there and her overwhelm is obvious. She will mentally shut down completely if it feels too exhausting for her.

First wait a few days, and then approach her again empathetically, explaining that you only need the power of attorney so that she doesn't have to do anything.

One should not make assumptions about people, but if the saleswoman was easily reachable before, and she has not responded to you since you arrived with the expert, then it is reasonable to suspect that she has a good reason not to want an expert in the house. And that would probably be a good reason for you not to buy the place.

Received feedback. I assume excuses. I "have to" wait two weeks now to find out whether we are allowed to enter the house with the expert.

hm… I would take that as fate: maybe it's better that way. Ultimately, of course, it's annoying because timewise it’s a vicious circle for you. With the power of attorney, you could accomplish quite a bit in the meantime, or at least get wiser. Instead, you’re stuck and don’t know where you stand. Make that clear to the expert, so you don’t have to pay for a missed appointment with him.
