Even with a bad location, 125k is still really little. Here, you won't get the serious core renovation projects under 250k, and that's also in rural areas. Make sure to have the building fabric checked by an expert.

That should theoretically not be a railway watchman’s house. There are many, many other houses on the street. About 1m of the property was built on by the railway. There are about 800sqm of grass area, 1500sqm of forest area. The area next to the house is even, according to the seller, building land. We are attracted to the property because of the dog and because I keep chickens and want to practice permaculture.

In plain English...the purchase price corresponds to the value of the land and the house comes for free. Then it's either a project for universal handymen or the seller has no idea at all

Exactly, a project for craftsmen and the saleswoman just wants to get rid of it.

I just have concerns that the bank will say again here that we cannot get the house financed because something doesn't fit in their eyes. We have a house that we really want. It is from 1964, with a gas-air heating system (2002), a finished basement, 350 sqm plot, insulated roof (the roof itself is 18 years old) and was rejected for 180k because it is "only" worth 130k. The house itself, unlike the other one, is really in top condition and truly ready to move in immediately.

The owner is completely overwhelmed. She probably has even bigger problems than a house she can no longer manage. But that should not be the topic here.

If it's the value of the land... I'm keeping my fingers crossed :)
