Well, the interest rate is just so high right now, I can hardly change that at the moment. By the time we have enough equity in your eyes, we probably won't get a loan anymore because we'll be too old. In 5 years I could basically pay for such a house in cash, but by then it probably won't be available anymore either.

Who is talking about 26? If you had read, you would know that I can save 12k every year just by saving, I already have 20k. That does not include any special payments or the mini job I want.

And sometimes you also go down to the basement here to laugh, right?

Simply 150K for the house, 20K equity = 130K

130K / 5 years = 26K

I just want to save you from miscalculating.

I can completely relate to that. I'm generally quite sensitive when it comes to music in particular, and when I once had a neighbor sharing a wall who also partied for hours at night, I then rented a detached house and have never since tolerated any walls or ceilings adjoining mine, no matter the cost. That is my top priority. I really like people, but I need the possibility to protect myself from such things in my own four walls.

More critically, I see that you’re ruining your Schufa score with (apparently hopeless) financing inquiries.

Regarding the seller: this messy situation of (borderline hoarding) household management, the statement "this week work, next week maybe a dog" already points to partially dysfunctional tendencies. Likewise, the handling of thoughts about appraisers, involvement in clarifying the approval status, and insisting on an "own" contract; all the junk that she won’t be able to use later, she also just leaves there…

This doesn’t sound like a simple deal.
