Buying a house without a mortgage loan

What I wonder is whether you have ever calculated the monthly costs you will face if you take out a loan outside of a construction/property financing. At 10% interest, which is currently not uncommon for such a loan, you will already have 1250 euros in interest per month. But with that, you have not paid off anything yet. So it is no coincidence that the bank does not grant you financing directly.

I have long since stopped financing property financing differently. I have definitely understood that it makes no sense. And the many posts have certainly made me think. That’s why I am now absolutely not putting any pressure on myself anymore. In due time, the house and financing will come. Done.

Where did you get that from?
In my opinion, even 10% annuity is currently only available with variable loans, but not with building loans.

I think the noise also depends on the source.
So I have already lived right next to a tram line and next to a church. I was able to get used to it and still slept with the window open in summer.
Once about 300m from the railway line, we really didn’t notice that consciously at all.
Now helicopters and planes fly over us and it doesn’t really bother me (only the police helicopters hovering constantly over our block at 1 a.m. annoy me, but they don’t appear that often).
But my downstairs neighbor who listened to loud music from 1 to 4 on weekdays almost drove me to violence.
Or the shameless loud talking of people right next to me when I am concentrating on something, that really makes me angry.
So in addition to the actual noise, this thoughtlessness adds another component.

Time will come, equity will come, otherwise it will be difficult. With a loan amount of €130,000, at the current interest rate of 4.4%, you still pay €478 in interest. That's almost €6,000 per year. You should simply be aware of that.

Party neighbors also drive me crazy. The neighbor diagonally below us is especially good at that. Party until 3 a.m. on the balcony (I sleep all year round with the window completely open without earplugs) and I had to get up at 4. Didn’t bother him at all.
