Is the seller a notary? Otherwise, it won’t work with a purchase agreement from her. Real estate sales always have to be handled by a notary in this country.

She unfortunately reacted a bit snappish when I said that I wanted to have an expert take a look at it because I have no idea if I am overextending myself financially, as I have to commit to renovation measures.

It is the purchase contract that she signed back then when she bought the house. Her purchase contract. I am well aware that we need a notary. But apart from this purchase contract, no documents are available, otherwise they could have been taken over.

But you also have to expect major renovations and plan the money accordingly. Timber framing can quickly become complex, and not every run-of-the-mill craftsman can do it properly. If you want to renovate it somewhat true to the original, it will be a whole different ballgame anyway.

You can hardly see any of the half-timbering. On the lower floor, there is half-timbering visible in the living/dining room, that was it. On the outside, it looks like a completely normal house, so plastered and painted.

Without having inspected the entire house with a professional, I would not buy. That is completely normal and should be accepted by the seller. Are there no plans of the house? The owner should have those. At least they would need something like that to submit the property tax declaration.

In case of doubt, I measure it myself and draw a sketch.
