Good question. For me, a single call was enough, I didn’t have to provide any proof. But I was already listed in the land register, maybe they cross-checked that. However, you could also inquire how much information you can/may receive about this property without being the owner.

In this case, it has certainly already been checked whether, to what extent, and since when a non-retroactivity protection exists.

As a potential buyer, you have a legitimate interest in information. You may then need a written confirmation from the owner and you can view everything. They will tell you then.

That will definitely have to change. After all, you justify the price precisely by the fact that there is no infrastructure there. Which is not entirely true, you do have the train station right there. But keep in mind that a train station does not mean a) a train comes every 15 minutes and b) that these trains also go to where you need to go. But surely you realize that the same rules no longer apply in rural areas as in the city and have factored that in accordingly. I don't begrudge anyone anything and I'm not jealous either. But I see here a certain combination of naivety and panic about running out of time. But do what you want. Just don't come whining here afterwards.

No, I definitely will not get a driver's license now and get a car. I have managed almost my entire life without a car and grew up in a place where few buses! ran during the day. I also live now in a town with a train station, I work at a train station. I know the timetables by heart, I know how often the trains run in this town and also how shitty strikes by the German railway can be. I am not 18 anymore. I have probably experienced more shit than many a luxury homeowner here.

Oh dear... maybe you should calm down first before getting so worked up here. This is a forum full of free advice from people who are voluntarily helping here. It's about good cooperation; otherwise, you may be asked to leave again. Just because you've experienced "shit" (which, by the way, applies to surprisingly many people) doesn't mean you have to act like that here.

I also think it's naive to believe that with 3 children you never need anything other than the train when nothing else is accessible on foot. You don't want a driver's license or a car; that's too stressful or too expensive for you. But buying a house that needs renovation and that the bank currently doesn't want to finance would, from your point of view, not be a problem. What can you say to that. Naive and panic over running out of time describe it quite well, that's what I read from you as well. There is only one thing to wish: good luck. I'm stepping out at this point; I don't have time for things like this.
