Buying a house without a mortgage loan

It doesn't go deeper than €125,000. But the property and the location really appeal to us.

However, I must mention that we are, already for the second time, submitting a financing request for another property. The above property came across our noses by chance, because actually we love the other house, but the location of the other house is actually impractical for us. The first financing approval from the Münchener Hypothekenbank was rejected because, in their opinion, the house is worth a maximum of €130,000, but the purchase price is €180k. Now the offer from BB Bank is available and they have been dragging the approval on for a week and I doubt they will agree, and we are slowly getting fed up. Therefore, we now want to look into the other house. The windows definitely need to be renewed or possibly enlarged, the floors, the walls, possibly the electrical system and the heating. I am inquiring about attic insulation.

But when I saw it, I got a shock: what some people believe about how to market their property. Bad photos, bad greeting, bad presentation - not even tidied up. It makes you think of a hoarder’s household. All the better for you, though, since potential buyers are put off.

Messi household is not entirely incorrect. Everything is full of junk, but at least no trash or food scraps. That's why we haven't been able to properly see the whole house for a long time. Only the living room and bedroom were reasonably tidy. And the bathroom too. Otherwise, everything full of stuff. Also the basement: full of cartons, Styrofoam boxes.

Go to boris rlp and take a look at how high the standard land value is. You can debate the significance of the standard land value, but it does provide a rough guideline that the bank can orient itself by.

Where is a train there ... ah I guess ... 55 euros? Then the land would already be worth 125,000 euros. Then there is a house on it, which in my opinion is not a wreck. If you like it well, the risk is manageable.

For us, it is not a construction ruin. We have definitely seen worse. The standard land value is €26-55/sqm. Since part of the property runs along the railway. I need to check the cadastral map again.

How much of that is actually building land? Forest, garden (garden land?) are evaluated very differently. Is that an old railway watchman's house? Get a good expert for old buildings and take a very close look at everything – especially the sides and walls where you can't reach because of stuff.
