Please again for my understanding: I need a document from the energy consultant (Energy Saving Ordinance calculation?) and this number for the KFW application? That costs about 650€. But that is not available alone, only together with consultation, thermal simulations, thermal bridges etc., and then it is 4 thousand? What of that is funded? Or was I given a "special offer"? Gd

Can I apply for a KFW55 funding even if the property does not legally belong to me yet? The background is that we have an appointment with the notary on January 7th. By the time the money is with the seller and everything is legally processed through the notary, land registry, etc., it could be February. Can I still already go to the energy consultant and have a plan made according to the planning so far (single-family house 140 sqm, basement)? The general contractor said it should work because it is not checked and the information about the city, street, plot number is sufficient. I somehow have the fear that the KFW might come up with the idea to check whether we own the land. And if then only February is possible?

Yes. Yes. The house is subsidized, not the land. Therefore, KfW doesn't give a damn when and how you become the owner. P.S. Says the banker who regularly submits such applications. And also the private individual who, in the context of the grant option, has even applied for and received the funding himself before the change of ownership.

I just called the KFW hotline again in parallel. They said they need a priority notice of conveyance at the notary for the property.
No idea if you actually have to/should do that, or if it was just said casually.

I also have two questions about this.

1. If you have the KfW approval, you have 24 months plus time to build. Does the construction completion notification or the start of construction count as the deadline here?

2. What is still allowed to be changed in the planning after approval? Or what is definitely no longer allowed? Floor plan, exterior walls, interior walls, windows...?

Firstly, the period can still be significantly extended. And secondly, the clock starts running with the KfW approval.

Almost everything and nothing. Everything that does not ruin the energy calculation or lead to the fact that you no longer meet the KfW standard.
