So the idea of a shared dressing room really seems absurd to me. I can already see the teenagers joyfully running naked through the house in the morning, and of course you too. The staircase is actually a disaster and ruins the entire floor plan. Way too much traffic area. The bedroom is very poorly furnished and usable for its size, the space to the left of the bed is practically useless. With the huge south-facing windows on the ground floor, you should already plan for the air conditioning. Certainly nice in winter, but from the end of March it will be a sauna. How does it work with the terrace and garden? All in the south? There is also the street, right? Overall, I find the floor plan unconvincing.

Unfortunately, I have to completely agree, this dressing room makes no sense to me at all and I can tell you from my own experience that it is extremely embarrassing for teenagers when the parents are used to walking naked from the bedroom to another dressing room elsewhere... plus, you die a thousand deaths when you have teenage visitors and have to hope the parents don’t run naked through the house because they forgot there was company. Do you like the arrangement on the ground floor with kitchen, dining and living room in a row? Have you looked at many examples in model home parks? We didn’t want it that way for many reasons, but mainly because from the living room you see every plate left behind, you often sit uncomfortably squeezed in the dining area, and few people have enough sense of interior design for all three areas to harmonize with each other. In some new builds we were allowed to look at, people chose a country kitchen, an oversized dining table, and a living room in a modern style, with a floor plan around a corner that wouldn’t have been so bad clashing, but as it was, it was quite a challenge for the eyes. So just a note that with your arrangement, you not only have two but three living areas that should be reasonably coordinated so you feel comfortable, and kitchen or kids’ chaos is then always visible simultaneously in all three rooms.

Just briefly. The staircase is the central element of a floor plan and “does not just go anywhere.”

the one with many windows in the south = sauna in summer I also believed, but not anymore. In summer the sun is actually very high in the south. It doesn’t penetrate deep into the apartment at all. A bit of roof overhang and shading is probably enough. I am noticing this right now in my shell construction. The west is probably much worse, because the sun then comes down and can illuminate the living area deeply and is still very energy-rich in summer. Additionally, the outside air is already very warm and therefore ventilation can't really help.

Oh dear :( Thanks for your honest opinions! I'm currently doubting. This whole planning has been going on for months now, and if the best thing that has come out of it so far is being torn down with quite understandable arguments, then I am really getting nervous. Oh man... I don't even want to justify myself or defend the architect... I'm just exhausted and afraid that we're making a huge mistake here. Was the whole construct with the [GU] and the architect he commissioned just too much smoke and mirrors, and in reality, will the whole thing turn out to be a big mess?! :(

The child is not yet fallen into the well: I read that as an option to let the architect go along with the property (?)
