Hello Jenny,
I'm jumping in because we have similar house ideas (could have), except that we are building without a basement. Our living area was initially also set to 200 sqm by the architect, which clearly exceeded the set budget. After the first reduction to 180 sqm of living space, we realized that the layout didn’t work and the architect had to start over. What came then blew us away, and that is what we are now building.
Ground floor: Office (15 sqm), guest toilet with shower, utility room, living-dining-kitchen area (the latter could have used 5 sqm more, but we need a large office, which for you could be a guest room).
Upper floor: 2 children's rooms, bedroom with relaxation area, bathroom with integrated sauna.

Everything somewhat smaller, but efficiently planned. I would have liked to send you the floor plans as a PM, but I have been registered here for too short a time.
We are building in open tender and in M-V, but the all-in price is 2200 €/sqm. If interested, I would be happy to upload the floor plans.

Key takeaway at the end: Sometimes it helps to discard everything and start over or have it started over.

You can easily place a sauna in a parent area on the ground floor. The utility room above, next to the storage room and children's room. A third room for home office and guests combined. Or a small leisure wing on the ground floor as an extension with sauna, home office/office, and fitness.
All this, if the plot allows it and the development plan agrees. Much is possible on two levels when you finally get moving ;)

I'll come at this from the other end: Based on what you have written here, I estimate that you won't get below 2,500 euros per square meter – more likely around 2,800 to 3,000 euros. If, for example, you have a maximum budget of 550k euros, then after deducting additional construction costs (70k euros) and the basement (80k euros), you would still have 400k euros left for the rest of the house without garden, garage, and other frills. For that, you can get a nice house with 145 m² and truly upscale standard.

It's just hard to assess without a bit more detail what you consider "standard." For me, 200 m² is, for example, far from standard.

I am located in Brandenburg at €2,650 / sqm for a 144 sqm bungalow without a basement, of upscale to very upscale standard. 200 sqm + full basement is excessively large, although I have not yet read what the basement will be used for. Will it be, as Mario Barth would say, a So-da-Keller?

Hello everyone,
Budget for the house including basement - without construction and purchase incidental costs, without garage, without kitchen, without garden would be at 580k€.

Current assumption regarding basement usage would be:

    [*]Technology/house connection/heating with washing machine/dryer
    [*]Storage for both food/drinks/household items like cleaning supplies as well as car tires, garden tools
    [*]small workshop area
    [*]hobby room, especially if the hobby/fitness area in the attic would be removed


Of course, this can somehow be partially or possibly even entirely accommodated without a basement, but then it would of course have to be built significantly wider.

Otherwise, the plan was:

    [*]Entrance with wardrobe
    [*]WC
    [*]Living/dining/kitchen area (open, with island)
    [*]2 children's rooms
    [*]Parents' bedroom
    [*]Bathroom (not freestanding tub, shower, WC, double sink)
    [*]shared dressing room with laundry chute
    [*]guest/work room -> this should be on a floor separated from the children’s/parents’ area
    [*]a second, smaller bathroom (shower+WC)

Between the lines I read that we should consider giving up the basement. But if unheated rooms are then located, for example, on the ground floor, isn’t that disadvantageous from an energy/insulation point of view?

I would be very interested to see your solution. What is the floor area of your house? How do you plan to store things (garden tools, sports equipment, food, cleaning supplies, etc.)?
