Rooms are always within the insulated envelope, therefore this is not an insulation problem. „ungeheizte Räume im zB EG liegen“ Unheated rooms practically do not exist in modern houses and heating systems.

Hello Jenny,
the exterior dimensions are 9.36m * 11.24m. The living area per floor is approximately 84 sqm each.

To explain. On the ground floor, we wanted an internal staircase, with a small storage room underneath (typical broom closet). Furthermore, we will store some of our old kitchen cabinets in the utility room to create storage space. The staircase is open towards the kitchen and will be fitted with stair cupboards matching the kitchen, creating even more storage.
Items used only seasonally (decorations, string lights, etc.) will be stored in the attic. Garden tools will be kept in the carport shed or garden tool house.

We are building with an independent architect about 70 km away from you. Current estimate is approximately €3,600 per m^2. About 180 sqm plus basement with integrated double garage. Due to KNX, it will be a bit more expensive.

Certainly not comparable in all details, but your figures are probably not too high.

Hello Jenny, I find your approach very understandable. First, see what the wishes bring together and then see how it can possibly be realized a bit cheaper. I can't see anything unusually high about the offered price. It is also completely normal to have more generous and anxious moments in the planning phase. That will continue as well. Whoever has a long wish list also has a longer cut list ;). When "cutting," pay attention to what can be already planned for later realization (e.g. [Dachterrasse]), what can be completely postponed (e.g. parts of the landscaping, compensation for areas in the basement), and what one ultimately considers dispensable. I do not get the impression that you are planning at the edge of the pain threshold, but rather striving to stay within a financial framework still "justifiably declared reasonable." If that is the case – stay relaxed, enjoy the process, and take the felt restriction with some humor. We were a bit upset for a moment when we decided that the 27 degrees [Norddach] green roof was a bit too expensive in the surcharge. It would have been so nice to look from the adjacent forest onto a green roof. Now there are tiles on it. No one misses anything, and we still like the idea but can laugh out loud about the fact that it once moved us. There is a lot of real satire in many things when you gain some distance. I wish you much success!

I believe in your case, "without a basement" would probably be the nicer approach mentally due to the planned use instead of cutting the "nice extras" upstairs. Here is my suggestion/food for thought:

    [*]Technology/house connection/heating with washing machine/dryer -> I would split it, placing heat pump and connections on the ground floor, washing machine & dryer in a small room/closet integrated on the upper floor or attic, saves running around and the roof terrace could serve as a drying rack area, the "loft" is used multiple times with guests/fitness/laundry that could peacefully coexist
    [*]Storage for both food/drinks/household items like cleaning supplies as well as car tires, garden tools -> indoor cleaning supplies and storage near the heat pump, car tires in the double garage (no carrying up stairs), garden tools in a garden shed (dirty lawn mower won’t spread its debris in the hallway)
    [*]Small workshop area -> workbench placed crosswise at the back in the garage, yes it gets cold in winter but how often is it used and for those few hours there are fan heaters, if something bigger is to be built, cars go outside and you have enough space
    [*]Hobby room, especially if the hobby/fitness in the attic would be omitted -> classically a room full of stuff you don’t necessarily need

All in all, I would calculate it like this:
- basement gone
+ ground floor from 5 sqm for the supply room
+ upper floor/attic maybe a little bit more
+ double garage maybe 1.5 m deeper or a small side room

It could just come close with the 80k
