As written, for rental apartments, possibly retrofit OK, but not for new buildings

especially the switch is extremely expensive 16 Port POE 250€ (even 400€ for 19 rack mounting)
a normal 16 port switch costs around 75€

Then just take a cheaper, smaller 8-port POE+ and add a normal switch for the rest if needed. I also have the Unifi APs powered via POE on a small Aruba because I only need a maximum of 5 POE ports. There are also 8-port POE switches from various manufacturers that, for example, don’t need a fan and can be screwed into a 19-inch rack with the supplied brackets. That was important for me. I connected the switches cheaply with SFP fiber modules (<30 EUR).
