I have a Unify Poe Switch, the Cloud Key 2, 2 Access Point Lites, AP Long Range, G4 camera, Switch Mini. The interaction between the hardware and the apps for network and surveillance is really seamless. I don't know the other devices.

So far, we don't even know your house yet to be able to assess the problems of the network setup. Property developers often design more intermediate houses than gourmet objects, and what you as a buyer are even allowed to agree with the electrician can become a question that destroys all dreams.

According to the developer, we will build the electrical planning from scratch with the electrician.

The standard includes, for example,
11 single sockets
13 double sockets
1 lamp in every room/hallway
5 sat connections
No LAN cables
Doorbell system
1 lamp in front of the house and on the terrace
1 switch for each electric roller shutter
And individual room controllers for underfloor heating

We can freely determine the positions of all connections.

All connections such as LAN cables, additional sockets, and so on that go beyond the standard will of course be charged.

But that doesn't sound like a developer (= sells you a plot of land along with construction), but rather like a general contractor (= fulfills a freely chosen construction contract on your property), and accordingly offers very different freedoms to influence the work. The more of the plan you show here, the more precisely we can give you advice on how to best set up the network.
