A 3-meter clearance area must not be developed into a roof terrace. For the orientation, I would prefer a completely different floor plan, where the utility room is not in the south or the garage is not in front of the entire west side of the house. You don't carry a breakfast tray up stairs. For me, too many points that actually belong to the topic of poor planning or (lazy) compromise.

I did not mean, under a new member name contrary to my advice essentially only to design the utility room with fewer corners again unfortunately repeats the lack of fortune of the attempt. Even the detail of the theoretically only accessible by sidestep and practically not at all accessible pantry was carried along. And now the study is also in the league "Worst of Zeichenknecht" :-(

At least this time there’s no grand staircase. I would also completely restart the upper floor. I don’t understand why suddenly everyone tries to squeeze villa standards into a small single-family house. Kids’ bathrooms, dressing rooms, hidden pantries,... furniture store downstairs, rabbit hutch upstairs.

Walk-in pantries with kitchen cabinets have an access problem. If the passage is made 60 cm wide to stay within the usual tall cabinet grid, the passage, which is still 70-80 cm deep, is too narrow with a shopping basket. If it is made 80 cm (or 2x40 cm) wide, it does not visually fit into the kitchen grid. Also, you always have to consider how to design the baseboard. This costs a lot more money compared to a normal door.

P.S.: The transom windows on the upper floor are only at first glance a good idea to get light into the hallway. On second thought, it becomes clear that the light from the hallway also shines into the children's rooms. Therefore, I would advise against it. With that, you would have a pitch-dark upper floor hallway.

Unfortunately, that is not correct – at least for Rhineland-Palatinate. The Higher Administrative Court of Rhineland-Palatinate ruled (judgment of 08.09.2000 - Az. 1 A 10952/00) that garages with roof terraces do not have to maintain a boundary distance, provided that no disadvantages for the "sunshine, lighting, and ventilation conditions" of the neighboring property are to be expected. This is not the case here, and we also have the neighbor's consent.
