why don’t you use the house wall to support the slope and access the garden through the upper floor? Your garden will be shady and the property a money pit.

So you also have a hallway on the upper floor, just labeled differently. The entrance to child 1 is 2 sqm for hanging posters. Child 2 has a closet area that doesn’t bring any benefit, the actual children’s room is small.

wardrobe missing

Ok, you have more own work. Rural location is not a guarantee for low prices. Why shouldn’t the craftsmen drive 2 hours further and charge 15 euros more?

The roof terrace is a) a cost driver and b) ultimately the least visited area. You don't want to go up there with guests, since I personally wouldn't let an outsider into my dressing room.

I agree with you on both points. Regarding a), however, we have planned the capital accordingly and will do it ourselves.

Regarding point b), we have imagined that one can also access this terrace via stairs from the garden. The terrace has sun in the morning/forenoon. Of course, the question is whether they will then only confine us to the stairs and save us the door to the dressing room accordingly...

Am I the only one who is surprised about this "fixed price"?

That is enough for a decent couple, not for a family. Your stuff + weatherproof shoes, rain jacket for adults come in addition, diaper bag, Maxi Cosi, hat, swaddle blanket, kindergarten bag, bag for sports/riding/music lessons, mud pants, rain jacket, vest, jacket, headgear, running shoes, rubber boots, sandals/winter shoes, spare shoes (no idea how often shoes have to be emptied and dried here)

How is the roof terrace supposed to be used? Pantry, kitchen, stairs, bedroom, dressing room for 1 glass of wine on a silver platter?
Is it even allowed to be built on the boundary?

No terrace in the garden then? If so, what is the roof terrace for? It's similar to a balcony in a house. In the end, it will hardly be used, unless one is a smoker.
