The 2-3 m high fall protection at the property boundary costs multiple times more than the residential basement. Do you have the neighbors' approval to build it with [Boeschung]? Otherwise, it will not only be extremely expensive but a bottomless pit.

Thank you for the notice. I have not addressed anyone directly here. But this has to be said. Selling something like that is more than borderline.

How did the planning come about?

Is it possible that they will build a house in front of your terrace?

Where does the slope lead to?

How are the neighbors planning the development? If they build more with the slope, it will be expensive for you, really expensive. Building on the plot like that is not cheap anyway.

What does the development plan say? Are you even allowed to do that?

I would push the house further back so that you get a nice front garden. Below, living UG with garden. Above, living rooms with garden. Rear wall UG is better for you, the EG catches the slope.

Have you planned with an independent architect or GU?

To answer your initial question, yes, we have a slope, no, we do not have a traditional basement.
