What was your budget again?
The floor slab alone has to be 210 sqm or more.

I didn't want to go into that "in detail" now – I only see the current design as at best a mitigation, and apart from erasing the monster noise barriers, no essential stroke of genius accomplished. The planner also didn't exactly excel in diligence by simply implementing your suggestion with measurements.

As already mentioned, these are the first new plans I have received, and that's why I uploaded them here for improvement suggestions. Valuable tips have already been given here. I am also not completely satisfied with the garage and the adjacent rooms because somehow I don't like it. I don't quite understand what is supposed to be so bad about this floor plan? And I haven't settled on the roof type either; he just took it from the old plan.

I primarily meant that the planner's quality leap was smaller than what has been delivered here in the meantime in terms of proposals (also drawn).

I find the floor plan quite nice – very typical of the time with the open floor plan on the ground floor. Not exciting but functional and modern. Given the large available area, I would have provided the children with a bathroom instead of relegating the only second shower to the guest toilet. I am also quite certain that these open floor plans will not remain modern forever and would consider how to possibly separate the kitchen from the living area later on, for example by providing a connection for a stove on a wall and not just in the area of the kitchen island. From my experience, dressing rooms are usually impractical space wasters (unless you are a Kardashian and have 1000 sqm living space) but apparently for many today a luxurious MUST – personally, I prefer to plan for more built-in wardrobes. So rather small details.
