As I said, the floor plan is not bad, it just opens to the neighbor at the fence instead of to the garden. I think that's a mistake, especially when there is another 50m to the back where the kids play. Instead of watching them, you guys are crouching around at the fence on the edge. Of course, it's a matter of priorities.

Here is a suggestion on how to open the house to the garden and also park properly:





Please remember skylight windows.

I like the floor plan. I would not plan two sinks in the children's bathroom. Children at most use the bathroom together as toddlers, my two never used it together and therefore the second sink is just a waste of space; I would rather plan a cabinet there. I would personally prefer to plan the kitchen completely open without partitions; it feels much more spacious and with three children you will probably never see these double doors closed. thank you very much for the draft! I basically like it very much. I find it a bit impractical that visitors always have to go through the kitchen to get to the dining room and the living room. One reason for a closed kitchen is that a pot or dishes can be left out when visitors come. That would no longer be possible

And also in general, since it came up here, we definitely want a closed kitchen. Currently, we have an open kitchen, and every time something is fried, the living room smells like a fast food place for hours

In a modern house with [Kontrollierte-Wohnraumlüftung], there is no problem with cooking odors.

If I fry 20 schnitzels in clarified butter, you can smell it in every house. You really need an industrial extractor for that. P.S. I love the smell

We live in a modern apartment (built in 2016) with a ventilation system; whether this is comparable to controlled residential ventilation is hard to say. But it definitely does not help at all.

@ Yes, or fish, which we, as Hamburg fish heads, of course eat a lot^^ We don't love the smell though^^
