Building law in Schleswig-Holstein applies here. On the one hand, 75% of the ground floor area applies (which is good), but for the height, it is measured from the floor up to above the floor of the upper story or above the roof covering. As a result, the 2.3m height is reached very quickly, even if the clear room height is still far from that.

Thank you very much for the new design! I like the room layout better than the other version. It is a bit of a pity that the storage room has the large windows and my office (which will become my main office) faces the annoying north side.

Hmm, that sounds difficult. Do you need to know the roof structure or the manufacturer's roof thickness for that? Have you calculated that with your provider?

Of course, the floor plan would have to be adjusted to the 13m and a bit more depth would have to be added for that.
Sheet pile walls? Is there a depression somewhere?
By the way, I find your plot impeccable – so no reason to play it down.

The roof pitch is 40°. The idea with the loggia came from me. Originally, we had actually planned a 13m wide house. However, this resulted in a knee wall of 0.75m. With the additional loggia, we can now go to 1.25m. The architect from the construction company calculated this.



Although you would also be limited to 11m in depth (with the bay window we are currently already at 10.80), if you rotate the building envelope. Unless the building authority is totally flexible in this regard.



No, but we were always told that for the basement construction, if there is too little space on the side, sheet pile walls or Berlin shoring are needed. The basement has to be excavated at an angle (45°?). There is then no longer sufficient space to move on the side.

Yes, I had read that. I just wanted to see the calculation. So the bare numbers. Nope, why? I see it more like this: Your building plot is currently 11m wide and 14m deep. The reason for the width restriction disappeared because of the demolition of the neighboring house. So now the building plot is 13 wide and 14 deep. I think the building authority will agree if you ask nicely. Unfortunately, I’m not familiar with that, but it sounds strange. You still have 3m on each side to move and get around. If I look at the townhouse builders who build with basements and build directly next to the neighboring house... Well, those are only suggestions, as Yvonne already said. In this variant, I had initially left out the pantry completely and combined office and pantry into one large room. To compensate, I had made the kitchen a bit bigger so there would be enough storage space there. The remaining supplies like freezer and canned food should then go into the basement. Then the office would even have light from two sides and would be a wonderfully bright room on the ground floor. But on your list "What can you do without," pantry did not appear. If you talk to the building authority again and actually negotiate the 13m x 14m building site, you could certainly also go for a city villa with an extension.

Which neighboring house was demolished? - but in terms of distances, a demolition would not change anything as such, unless during this process a transfer of distance areas was also deleted.
