No, unfortunately not. It's a mess when I turn that on.

Good morning,

we have now received a (significantly) revised floor plan. The building is now designed as a "single-story" Hamburg coffee grinder.

Thus, we have fulfilled our wish for full rooms throughout the house as well as an orientation of the open-plan living area towards the garden.

The kitchen remains closed (please, no further discussion here). From our point of view, the architect solved it very well (e.g., also through the window to the living room, although we are not 100% sure yet if we want that).

The building envelope is now exploited down to the millimeter and all tricks have been used (the small front bay window as a subordinate component).

We are basically very satisfied with the floor plan; only some storage space is missing in the open-plan living area (the fireplace will not be built, we do not need one), and we would like to have 6 rooms in the basement. We find the upper floor optimal as it is.

Nevertheless, we would still be happy if you might see things that could possibly be optimized. We also greatly appreciate tips on the layout of the open-plan living area.

PS: Whether we will build the garage is still uncertain; it is a matter of cost. What do you estimate a garage of this kind would cost?

The bedroom looks very narrow and cramped. Personally, I also don’t like placing wardrobes back to back as room dividers. It’s also a pity that only 2 children can go out onto the balcony. But otherwise, I think the plan is pretty good.

The exterior design is a matter of taste. I have to admit that I find this semicircular majesty balcony rather silly. The coffee grinder then puts the cherry on top of the clown. But that doesn’t have to bother you.

Wow, we agree. I think the ground floor is quite well done. The bay window is not my thing at all. I also don't like the many single windows there and imagine that the room won't be cozy. I think the house would have more charm with a typical café bay window. The oversized semicircular one is somehow showy. I also don't like the garden view at all. It looks as if the nice house has too big a mouth. The bedroom upstairs is too narrow at 3 meters. I would reconsider that. The question of how expensive a garage would be is not really serious, is it? It reads as if you can no longer afford it. If that's really the case, I would actually do without the round bay window and take one a size smaller, and then the garage will fit. I don't see a carport fitting with the house.

That probably won't work, otherwise the single-story structure would be lost.
