Thanks for the many replies, even if some were a bit controversial
Exactly to avoid drifting too much into daydreaming, we want to get a sense of what is actually possible. From the answers, it is clear that a large house for 400k does not seem feasible. Of course, we could add more, but then we end up in a scenario where you can't afford big vacations and other gimmicks anymore.
What I'm still interested in... if I take the 2000Euro/sqm approach for a rough calculation. Are additional construction incidental costs added on top of that, or are they included?
My gut feeling tells me you’ll have to weigh:
1. Between a basement and a built double garage -> both won't be possible.
2. Between a bit more living space and better standards -> both won't be possible. And by a bit more I mean e.g. 30sqm, not 60sqm
And don’t forget the outdoor area and don’t budget just 5-10k€ for it. When the house is finished, you’ll want the outdoor area to be finished as well. Favor work from friends is also overrated when it comes to the outdoor area. Approach it with common sense and everything will be fine. Maybe not like in the original post but financially sound.
