190 sqm with 3 children is supposed to be luxury? Alright then... We currently live in a 3-room apartment with 140 sqm, that could perhaps be defined as luxury. Yes, and now do the math, we have 100 sqm of floor space over 3 floors, so almost triple. Still wondering why it’s so expensive? Or is your problem that someone wants to build such a "big" house?

No, envy is not in my nature. Large houses may well stand next to us. And three houses down there is one like that too. Only, an employee of mine, younger, much younger, I am his boss, he also built lavishly years ago. The money wasn’t enough. Side job, playing music at parties in the evenings, this and that. He works himself to the bone for house and property, now his son is grown and his wife, who because of house and property is always alone, has someone else... he is desperate, now everything is shaking. A lifelong dream ends in doom. We on the other hand: 2 children, 34 years married. First rent, then a condo, 184000 marks, cramped, simple, but paid off, we are still together and now have our almost paid bungalow, our children have their parents, an intact home, our grandchildren have grandparents who get along, we go on vacation, keep a sailboat, etc. Karsten

With us, families are happy when they can buy a semi-detached house with about 109sqm without a basement and 300sqm of land. This way, they can send the children to school by bike. However, it certainly does not protect against adultery You can do that quite well, even if no one at home gets privacy or finds themselves personally... Because of my latter half-sentence, I can understand if someone does not build the smallest version of a house. The two of us have just under 140, and that's okay ...

that is great. therefore, only people who can afford it should build large houses (and houses in general). Vacation trips etc. should still be possible..

I honestly don't understand what you do with so much space - for us it probably comes down to 160 sqm for four people, but unfortunately with a bedroom-sized study room, so it would also be enough for 5 otherwise. And honestly, I find that really big. No basement, but an extra laundry and ironing room on the upper floor, plenty of storage space, children's rooms with 17 sqm each, a dressing room for us, two showers, two toilets. The open plan room might have about 3 sqm more, but maybe that will still change (plan is not final yet).
