After having been a silent reader in this forum for a long time, I would like to share my thoughts and ideas with you. I hope to receive some improvement suggestions and constructive feedback.

Unfortunately, I cannot provide you with a site plan at the moment. Therefore, here is a screenshot of the property. I have roughly traced it in the ground floor plan. The exact orientation certainly still requires planning. It concerns No. 51.

Below I will try to describe the essentials in the questionnaire.

Von wem stammt die Planung:
Do-it-yourself, using various floor plans as templates

Straight staircase, layout of living, dining and cooking, corner fireplace
Was gefällt nicht? Warum?
I am not sure if due to the straight staircase the rooms upstairs are somewhat too narrow. This could be better solved with a landing staircase. But that is the impossible trade-off here

Warum ist der Entwurf so geworden, wie er jetzt ist?
The orientation of the rooms on the plot already resulted in a certain direction based on the wishes. View to the west onto forest/field. Access from the north as this avoids an outdoor staircase
Was macht ihn in Euren Augen besonders gut oder schlecht?
In the south area we do not want floor-to-ceiling windows, because the neighbor’s front door is there. Not optimal for brightness. Large window front in the west. As mentioned, this is due to the view. A window in the dressing room could still be planned.

Was ist die wichtigste/grundlegende Frage zum Grundriss in 130 Zeichen zusammengefasst?
Do you think the rooms upstairs could appear “tunnel-like”?
Budget?

"No direct slope" and the house is shown flat in the perspective drawing, yet the garage is at basement level (?) - I can't quite follow that.

The extended dimension lines make reading a bit difficult, as does the south of the plans.

Is the retaining wall really one or just a garden wall

Slope location was mentioned by 11 ant

Budget is not sufficient. The basement is roughly missing. I don't know how much own work is planned; with flooring and wallpapering you can't make up for it

Do you have level access from the ground floor to the garden?

Kitchen on the terrace would be good and practical. Breakfast, grilling is outside, children especially smaller ones practically move into the garden in nice weather - some even in rain. They need drinks and always have to go through the dining or living room. I already see 6-year-olds, with mud boots, coming from the forest and rushing straight through the living room to the kitchen. At the height of the stairs they realize they forgot to take off their shoes

Rooms on the upper floor would be better if wider

Possibly another staircase, reduce hallway space, utility room in the basement, floor area a few sqm smaller and the budget could fit

I will sketch a cross-section for you at noon today. The terrain rises about 3 m from south to north. The garage would have to be placed quite far south at basement level. The basement would then disappear into the ground the further north you go.

I will also change the dimensions and orient the floor plans "north" again.



The budget could be tight; we still need to optimize here. Self-performed work is planned for heating, sanitary, partly electrical, as well as floors, walls, ceilings and drywall.

From the dining area and living room, we do have level access to the garden.

The issue with the kitchen by the terrace is a hotly debated topic here. Nevertheless, we decided on this placement with all its pros and cons. That I have to carry my rolls five meters from the island to the terrace on Sunday mornings, I accept. The issue of dirt being brought in by children etc. does not help me either if the kitchen is there.

The utility room is not the classic one as used by many here. It is primarily intended for ironing and storage of cleaning supplies, vacuum cleaner, etc. Therefore, I consider the location on the ground floor to be sensible. I have already tried a landing staircase or U-shaped staircase. With those, significantly wider rooms in the upper floor were possible. On the ground floor, however, we prefer the layout with a straight staircase.

I actually think the floor plan is quite good at first glance. I don’t see it as narrow and long. The rooms on the upper floor are at least 3.3 m. It may be that from today’s perspective you decided on the layout on the ground floor this way, but if you have children you won’t be happy with such positioning. If the children are in the garden, it won’t only be about the Sunday rolls. Well, maybe if you’re away for business the whole week and only there for Sunday breakfast

Stairs on the other side of the hallway and swap kitchen and living room. Maybe play a bit with the dimensions as well.

The slope doesn’t seem to be properly considered yet in terms of what it means for the house construction or I didn’t understand the explanation. 3 m is a real slope.

Accordingly, the budget is a question mark.

Do-it-yourself work... are you taking half a year of unpaid leave or how is that supposed to work?
