Good evening everyone
and already many thanks for all the numerous information which has helped us a lot so far!
After many years (how time flies) here in the forum and some setbacks regarding plot allocation and market situation, we are now also in the fortunate position to have purchased a plot which is supposed to serve as the foundation for our happiness as a couple (for now!).

We would like to introduce our project to you.
After finding a suitable architect who is implementing a hybrid construction (ground floor reinforced concrete/upper floor solid wood or timber frame) according to the Vorarlberg school together with us, we have invested many months in planning so far and thus designed a house concept that is tailored solely to our needs.
We are currently in the process of creating the approved planning.

With this post, we would like to let you take part in the project and perhaps give some assistance to anyone planning a similar project.
Regarding the equipment and final design of the technology, we are very conservative. Therefore, KNX and other gimmicks are not up for discussion.

Brief key data:
Plot approximately 760m2; partly flood zone
Region: Rems-Murr-Kreis
Living area: approximately 177m2 plus 50m2 ancillary area
Heating is via district heating; photovoltaics are still being clarified
pure construction costs: so far 630,000€ (net)

We are already looking forward to hopefully lively and not too heated discussions.

Have you already thought about what happens if children don’t come, which no one wishes for you. We also wished for 2 children, but it became "only" one. For which we are also very grateful.

I would paint one room. A) Saves costs, b) you have another 3 rooms (guest, office, and guest). C) Guest can also sleep in the office, or you start a hotel as a side business :-).

How do you know that there are no children yet?

Just read the post carefully. They have acquired a plot of land that is supposed to serve as a foundation for happiness as a couple (for the time being). Of course, it could also be a father or mother + child. But since it says "for the time being," offspring in the above-mentioned constellation is difficult.

Advising is the wrong word. I noticed myself that I have followed similar projects in the forum and occasionally had questions.
We might be able to close this gap for others.
It is still a growing project that I just like to share.
Whether it is to inform interested parties about current prices or building materials or interior designs.
