I have now checked the construction service description; not much more will be added. It is prepared for a satellite dish, meaning I only have to buy and install one myself. In every room (living/dining/work/bedroom/2x children's rooms) there are RuK and luK, even 2x RuK in the living room, and only one RuK in the kitchen.
There are enough sockets, about 10 per room. In the kitchen, some are separately fused (dishwasher, stove, and microwave).

The only thing I could still imagine as an extra would be an additional wall outlet... there is only one socket and one wall outlet planned there.
And maybe another line for the garden house? That would make sense, right?

Of course you need electricity in the garden, garage, wall lights outside the house, possibly two outdoor water taps, maybe a cable duct on the living room wall so you can hang the TV on the wall without visible cables. Usually, more is needed than you initially think.

How exactly do you do that for the garden house? Is the earth cable laid under the floor slab?

Well, now that’s what a good financing looks like. No frills and a decent equity. That’s the good part.

The sticking points are more the house costs and the ongoing costs for it. It’s all quite tight.

Is there a ST option with the Sparkasse loan? And if so, how much?
Can the Riester be converted into a Wohn-Riester?

I wouldn’t secure the remaining debt too much either. If your employer pays a VWL allowance, then just a small €5-10k building savings contract and only run the VWL on that. There’s always a use for that.

I don’t find unit-linked pension insurance that appealing. In my opinion, the money is better off in special repayments. Baukindergeld + Bayern bonus will also be available and if your wife earns more again in the foreseeable future, I find the financing part quite solid. Big leaps won’t be possible. You have to decide that. I hold back on the construction costs due to lack of experience.

That the plot is quite expensive after all... isn’t a condominium an option?

Tomorrow we have appointments at the Sparkasse and the homebuilder and will then sign. I think 5% ST, but I will ask again exactly.

You don’t have to convert Riester, you can simply withdraw the money for the owner-occupied property as is.

Soon I’m changing employers, let’s see what VWL there will be.

I’m also in favor of adjusting my savings to the pension insurance.

The plot is dirt cheap! It’s only 250€/sqm! Sure, it’s a bit far from Nuremberg, but prices there are still over 500€/sqm.
