Exactly what we wanted to do as well, but according to the general contractor it doesn’t work due to the statics.



Yes, that is and remains a big point of discussion; a piano is supposed to stand on the wall section between dining room and living room, and a sideboard or similar between kitchen and dining room. But that will probably be revised again.



The windows are 1.51 m wide and face west.



The walk-in closet has sloped ceilings, so you can’t use all of it as a full wardrobe. Also, it is not supposed to be a pure walk-in closet, but also a storage and laundry room (e.g. vacuum cleaner, laundry is not supposed to be collected in the bathroom but in this room), and for clothes that are not needed constantly (ski gear, children's clothes to keep) and bed linen. Since we have very different working hours, we did not want a passage to the bedroom, so work clothes will also be stored there.

Swapping the children’s room and the bedroom would be an option, but I didn’t want a children’s room bordering the bathroom because the noises would then disturb.

There is a reason for the slanted doors upstairs; the planning with the narrow doors is indeed not successful. The reason is the asymmetrical staircase. Because of this, the wall upstairs cannot be straight anymore; the doors no longer fit. The asymmetrical staircase is due to the ground floor. We were worried that the passage from the hallway to the kitchen-dining area would become too narrow. Therefore, the staircase down to the basement is set back, and the ascent upstairs is moved further forward. Thus, a straight wall upstairs no longer fits here. We need to reconsider how to finally solve this.

That was also the suggestion of the general contractor, but you would have to make the current kitchen - new living room about 40 cm wider to achieve a good distance between the sofa and the TV. The hallway is currently 1.77 m wide and is already almost too narrow for us because it is so long.

Rotating the house (blue) would not significantly bring it closer to the street on average, but the terrace would face a more favorable direction and next to the garage there would be the possibility of having a passage. Trimming the corner of the kitchen / child 2 would make the house (green) partially about 60 cm narrower, but bring it about 2.20 m closer to the street. The loss of area could be compensated for.
Moreover, foregoing the postless corner window solution would involve considerably greater structural freedoms, meaning, among other things, that the recommended shortening of the walls in the living-cooking area would be possible.
I hope no architect is that unimaginative, but only a building application draftsman. Sit down, six, write a hundred times "There are no such diligence cards".

Then it’s best if you draw in your furniture and post it here. I would also move something around at the windows... Personally, I would have dared to go for a more elongated house. Otherwise, I’ll venture this thought: move the house further back, move the garage forward up to the 5-meter building boundary, put the 2nd parking space between garage and entrance (as it is now, it’s bad and in some federal states not allowed), and consider a southwest terrace accessible from the kitchen. Because I find that this aspect — sitting as close as possible to the kitchen on the evening terrace while grilling — is completely ignored in this design. I would create a nice sundowner terrace in the southwest corner of the plot towards the street. Two chairs or a bench for you would be enough. But I see the grill rather by the kitchen. If the house is (still) pushed further east, every corner of the plot and every human need will be met. If anything is too narrow there, I am too fat ;) Everything is just right and where it belongs. I would go for 2 meters. 1.50 is a bit stingy, in my opinion. Good. Otherwise, I would have criticized the lack of storage space for vacuum cleaners and such. Not necessary, since you don’t have any significant windows in the south. West is good for children. Experience shows that quite a lot will be added to the fixed price. I notice, for example, that the basement is a utility basement but you want to use it for residential purposes, at least one room. I would definitely clarify with the general contractor what that will entail. Also, a corresponding window with plot excavation/slope there would be useful. With the other windows, make sure they don’t fall into the terrace areas. That would be more than annoying, if only because the levels of terrace doors and basement windows are not necessarily aligned. I would make the kitchen island deeper and yes, the room is big enough. Bathroom... yeah... tilting the doors is not nice. But I find the bathroom well thought out and nicely furnished. And, oops, I just see the big mistake :eek: The bathroom drains over the sofa! Therefore: swap the upper floor. Children to the east towards the garden, bathroom and bedroom to the west. It is as it is. The stairs shouldn’t be the problem.

Well, I wouldn’t call it enthusiasm right away and I have already hinted at my change ideas. I usually can say little sensible about topics like house orientation etc., but I found the floor plan alone, compared to some other general contractor floor plans, successful......but still with room for improvement. yep, basically I also tend towards rectangular floor plans, not least because we ourselves will have one and that alone should already count as a quality feature :D I don’t like it either, some shifting could generally be done upstairs; I haven’t seen the door widths, of course anything other than standard width would be an unnecessary compromise. In general, I don’t need anything facing the street, I want my peace anyway, but if depending on the plot location and personal wish the kitchen was there, in my opinion that’s also okay. But I want it to be by the terrace because that’s where the grill is and I like to grill even in winter and be outside. In summer I’m outside anyway and therefore the kitchen directly adjacent to the terrace makes sense for me. From that point of view a swap kitchen=living room could be really good, especially since the TV should also be well positioned, that would certainly be better there because of less sunlight exposure. A living room needs fewer windows anyway, provided it is often/mostly used as a TV room. Does the GC say that or the structural engineer? :D ....that’s enough, although two normal sashes should be there, so at least 160 - 200 cm wide, floor-to-ceiling rather not. Our guest room has 14 sqm and windows about 180 cm wide, that’s sufficient. oh yeah right, sloping ceilings; but that makes the space behind the door even smaller, it is then a storage room and not a dressing room. Of course everything depends on your habits, since I would rearrange the upper floor anyway, an open area with nice, attractive closets could also be an option for me. I wouldn’t like a small cubby behind the door so much. You should definitely clarify your need for storage space beforehand. My tip as a layman would be: take your time and check a rectangular format for yourself in parallel again, that much time should be allowed.....
