No, see "Bauen jetzt": without floor plan ideas, go to a freelance architect only with a specification sheet, work through "Module A", then set the course during the resting phase. Based on the result, the architect will then either do only service phase 3 or the entire Module B. You find the most suitable offer using the methodology I describe in the "Auswahlbegleitung" (selection assistance) (which you can also carry out yourself if you prefer the journey over the destination). Here in the forum, enter the search terms "Eigenvergabe" / "Einzelvergabe" and "Gerddieter", where I have also described it in detail.

My sister built with Hanse Haus, and the entire construction process was absolutely trouble-free except for a minor issue. They have been living in the house for almost 3 years now, and so far there are no defects. Therefore, we focused quite early on Hanse Haus, as the funding we desired is also well possible there and the turnkey standard mostly fits. Now we were convinced to simply compare turnkey offers with the local general contractor for solid construction and have sent them documents. I have obtained the scope of services from several companies in timber frame construction and find Hanse Haus suitable – however, the price comparison is extremely difficult for me.

Hanse Haus is among the companies I encountered at the very beginning of my engagement with "prefab" houses, and now for over forty years they have consistently made a good impression on me. Not the best provider (which doesn’t exist anyway), but always a top choice.

After all, the (stone-on-) stone builders also produce equivalent products (although they achieve this in EH40 with more effort). The main difference is that the regional providers among the stone builders are more recommendable. What convinced you to look in both directions?

The comparison is always difficult when one follows the inevitably disappointed hope that an Excel spreadsheet can somehow make apples and oranges comparable by the same name. However, in the end there are always sums that no one but fools can "cut".

P.S., from a just liked post that will soon be one year old:

"With the preliminary draft of the architect consulted afterwards" is what it should of course say.

You best select the companies in two stages, in the second stage with the proper tender for the purpose of active construction service description comparison.

That is not bad, there are experts after all (I am not the only one among the neutral independent building consultants, and among the colleagues only for "prefabricated" houses there are even more). I find more problematic than a naive approach # being semiprofessional as a "price-conscious enlightened consumer" (but without the awareness that the consumer perspective is the "wrong lens" in an investor transaction) as well as # going to architects (or even "architects") with the "prework" of concrete pictorial plan ideas, especially with Sunday-best "tidy" drawings instead of sketches, including diligently memorized vocabulary of masonry wall thicknesses. The more laypeople go to the experts "just" with their needs and wishes, the better. It also does not cost more, but is even a more pleasant way of working for the experts if the seekers of advice do not attempt any prework and one does not have to rehash half-knowledge to them.
