Of course, you can also have a turnkey build if you build with solid construction; that's how we do it too. I only advise taking plenty of time for the preliminary selection and comparing all prices carefully; some "solid" offers should also be obtained. Solid construction does not automatically mean with an architect and individual contracting!

Hello,

In view of the following statement in your opening thread:

an option that is, in my opinion, mutually exclusive

Weberhaus is not more expensive than Schwörerhaus; what they have in common is that they both mostly deliver very good quality.

That is certainly true. Unfortunately, many providers – also in the MH sector – increasingly hire career changers; the "arrogance" is then taught to them in internal training, because "we are somebody". I don’t find that appealing either, but a call to the branch office can work wonders.

I don’t understand how you arrive at this statement now. With a FH you initially deal with the salesperson and during the actual construction with the site manager; in between is the selection of materials. This is no different in conventional house construction, with one exception: some providers do the material selections all in one day and some by trade.

"Cheaper" only appears in my vocabulary in connection with budget builders. If you stay within the range of MH providers like your selection of FH providers, "more cost-effective" is the adjective of choice. I have accepted quite a few contracts from the league you mentioned at the beginning with comparable quality and equipment.

One thing should be clear to you: cheap always ends up being quite expensive! With Schwörerhaus, Hanse Haus and also Weberhaus you have reliable partners at your side; all 3 providers stand – considering business management (actually to be read separately) – beyond any criticism. Your "final" choice cannot score in this league.

Rhenish regards

Hello,

yes, currently with some prefab house providers, it takes significantly longer to complete than a solidly built house with craftsmen from the region.

It is a widespread misconception that a prefab house is ready to move into faster than a solidly built one.

The time saved in assembling the house shell faster than a brick house is usually eaten up by the lead time and especially waiting for the selection of fixtures and fittings (which is currently the bottleneck in the process for our provider).

For interior finishing both are about the same.

For our house, the provider estimates about 3 months for the turnkey interior finishing and the exterior plaster.

Best regards,

Dirk

So now I have become aware of Kern Massivhaus Schlüsselfertig and have only read good things so far... now I am starting to waver whether we should maybe build solid instead... I will definitely get some offers to be able to compare.

Danhaus. Wow, well then get an offer made. You will quickly notice that Danhaus is priced higher than Weberhaus. For us, there was a difference of over 50,000 euros. With them, every little thing (and really every little thing) costs extra.

And what you say about everything from one source:
We are currently building for the 2nd time. This time solidly with a general contractor. Our main contact for all trades is primarily our construction manager. And he takes care of everything, is basically always reachable, takes us seriously, helps us, etc. We don’t have to do anything. No obtaining offers, no discussing prices with the individual trades. The construction time is not longer than with a prefab house.

We currently still have a prefab house (Rensch-Haus) and there were some small issues as well. But with one big difference. We hardly ever saw the construction manager, and you couldn’t talk to the craftsmen – either because they didn’t speak German or they were taciturn. No traditional speech at the topping-out ceremony, etc. With the current craftsmen, you can have very good conversations and also discuss one or another detail. The topping-out ceremony was great and fun. Nevertheless, I can of course also recommend Rensch-Haus, as the quality and price are simply right.
