Selection of plot, considerations

Thank you. We now have 9, 15, 14. The bins are placed there once a week. I just approached the bins to about half a meter and could not smell anything. Plot 9 is a bit larger than 14 and 15 and we would like a garden/living room facing west away from the street. The interesting question is who is responsible for the paths if the bin area is the property of the owners of the semi-detached houses. That possibly relativizes the "corner plot"? Now just keep your fingers crossed that two children are enough to get one. It is still unclear what will be built east of 19 and 20... as I said, we do not want to be on the street and theoretically, a multi-family house could also be built on the free eastern area.

The municipality regulates that. The garbage bin area belongs to the new development area and is intended for the waste collection of the duplex houses. Quite simple. The playground is for the children. The streets may also be used by everyone.

The playground is not explicitly purchased by the property owners X, Y, and Z at the price of 100€ per square meter .. so, the property „M“ is owned by the owners of the 4 semi-detached houses (each with 1/4).

Regarding plot "M": so a condominium plot. Does "Müllplatz" mean that the bins are always standing there? Then the owners have to draw lots to decide who keeps it clean and removes weeds? And call the municipality every time a stranger leaves their rubbish there? Because it's like a private street, as it is with our row houses. You share something with others; some are conscientious and others don't care. If I didn't have to, then never again a condominium plot. Our private street is only maintained by two instead of six parties, and some of them are tenants. But for the sake of peace, we do it together with the tenants. Therefore, a condominium would be a disqualifying criterion for me if I could afford something entirely my own. But only because of others' convenience. What was also important for us: Our garden faces southeast. Because of the terrace roof, we can always keep the blinds on the living room side up. Enough light comes in, and so far, we haven't needed an awning. The houses here with terrace facing south and west have their blinds down at noon and evening; the residents do not use the terraces in the new housing estate in summer despite the shading. Only those in the old housing estate use them when tall trees provide shade.

Correction: it is only oriented to the east, gets a lot of sun from the south until noon. Number 14 would also have an option in the north to create a breakfast terrace for the summer.

Although we know very little about the building area, it usually belongs to the common part like the streets and playgrounds and is apportioned among all in the development costs.
